Washroom sealing near Ascot
Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.
Our process
When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work usually takes half a day to a day per washroom, depending on the number of fittings. Rural sites near Ascot may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.
- We inspect each washroom and record the joints to be resealed.
- The fixed quote sets out the rooms, the products and the phasing.
- The whole of the old bead is removed.
- Each joint is cleaned and left dry.
- New anti-mould sealant goes in and is tooled neat.
- Each area is handed back when ready.
Getting the site ready
- Send any specification or drawings in advance
- Let building users know which areas are affected
- Tell us which areas need to stay in use
Get a fixed quote
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

How we handle washroom sealing in Ascot
Facilities managers, contractors and building owners have used us for washroom sealing for over 20 years. We are CHAS accredited and a Constructionline member, with CSCS-carded applicators. There is public liability insurance behind every job. Our workmanship is guaranteed for 12 months. Site teams most often ask us about stained sealant around pans and urinals and sealant stained black around basins and showers, across kitchens and tea points, IPS panels and cubicles and urinals and WCs. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Ascot is the same: the right product in a properly prepared joint.
Rural businesses near smaller places such as Ascot, from cafés to event venues, rely on washrooms and kitchens that stay clean. Tell us your opening times and quiet periods and we’ll plan around them.
Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Cost factors for washrooms and wet areas
To price the job, we consider:
- Site requirements such as inductions and permits
- Phasing around occupants
- Whether old sealant has to be cut out first
- The product specified
Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.
Details that help us quote
To price the job accurately, we need to understand the site. Useful things to include:
- The site address and postcode
- Whether the building will be occupied during the work
- How the joints are reached, and at what height
- Your programme or deadline
A handful of photos and a postcode is the fastest way to a quote. Send them through the quote form, or call 01277 525 020 or email the details over if you’d rather talk the job through.
Commercial washrooms in Ascot
Central London is about 25 miles from Ascot, in a commuter belt where offices and business parks are common. Office toilets in the commuter belt are in use from first arrivals to last departures, so we work a block of facilities at a time. The area within 2 miles of Ascot holds several hotels. En suite bathrooms, staff changing rooms and kitchens all need their sanitary silicone renewed in time.
For a hotel such as Highclere Hotel, 0.8 miles south-east of Ascot, resealing en suites a few rooms at a time keeps the rest available. Office toilets at parks like Ascot Business Park (to the south-west of Ascot) take steady weekday use, and mouldy silicone soon shows. Church halls and community buildings, such as those at Church of All Souls, have kitchens and toilets used by many groups, and their sanitary sealant works hard.
Ascot is about 4 miles east of Bracknell, in Windsor and Maidenhead. Across the SL5 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 60 places in Windsor and Maidenhead, from busy centres to rural villages. We also cover Reading, some 14 miles away.
Commercial sites across SL5 are covered. Buildings on London Road, High Street and St George's Lane are within our area for washrooms and wet areas. Nearby places we also cover include Sunninghill (1 mile south-east), Cheapside (1 mile north-east), North Ascot (1 mile north-west), Brookside (1 mile north-west) and Beggar's Bush (1 mile east). A short drive away, we cover Maidenhead (8 miles north), Windsor (5 miles north), Boyn Hill (8 miles north-west), Cookham (11 miles north), Furze Platt (9 miles north) and Dedworth (5 miles north).
Around Ascot
We work on buildings around Papplewick School, Silwood Park and Charters School and the streets around them. There’s a railway station in Ascot itself: Ascot station. A little further out are The Lexicon (3.6 miles west) and Heatherwood Hospital (0.8 miles west). Open spaces near Ascot include Virginia Water Lake and Gracious Pond.
Questions about Ascot
Do you work in occupied care homes around Ascot?
Yes, with the manager deciding the order and timing of rooms. Any site rules, from signing in to infection control, are agreed before we start.
Is a hospital such as Heatherwood Hospital somewhere you can work?
Yes, hospitals are one of the sectors we cover. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
How do we ask for a quote?
You can use the quote form on this site; alternatively, call the office on 01277 525 020 or use the quote form. Photos, drawings or a joint schedule help us quote quickly.
What do you charge?
Each job is quoted on its own details. To get one, give us a call on 01277 525 020 or send details through our quote form with a description of the work.
Do you work in hospitals, clinics and care homes?
We work in clinics, hospitals and care homes. Tell us what records you need and we will confirm with the quote before we start.
Can weather delay the job?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
Keeping the joints sound
A few simple habits keep the new joints working:
- Include joints in routine washroom inspections
- Avoid scourers and harsh descalers on silicone
- Clear standing water from shower floors where possible
- Don’t leave an open joint at a basin or tray
Mild cleaning products and non-abrasive cloths look after sanitary silicone best. Strong acids, solvents and scourers wear the surface and give mould a start.
Small numbers of failed joints are quick to phase in. Left until every washroom is affected, it becomes a bigger programme and more closures to manage.
Leave it or put it right?
A tired-looking washroom doesn’t always need a refurbishment. If the finishes are in good order, replacing the sealant may do much of what’s needed for now. One visit to deal with every failing joint makes more sense than several trips to a place like Ascot. Send photographs of each area and we’ll quote for the lot.
The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a quote when you are ready.

Building owners, agents and FMs in Ascot
If you look after buildings for someone else, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.
We work for building owners and managing agents on everything from one building to a spread of sites around Ascot. Several sites can go on one quote, which keeps the paperwork simple.
What we can’t put right
Being straight saves everyone time. New sealant won’t cure:
- Mould caused by poor ventilation, which will return until the extract is fixed
- Loose panels, vanity units or tiles, which need fixing first
- Leaking pipes, traps, wastes or cisterns, which need a plumber
Not sure which it is? You can give us a call on 01277 525 020 or email the details over and we will tell you honestly before you book.
