Construction mastic in Cheapside

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What happens if it’s left?

It helps to bring the mastic subcontractor in before the package is urgent. Early involvement means gaps, products and access are sorted before the programme bites. Leave it late and they turn up on the snag list. Halls, stores and units around places like Cheapside may not be checked every day, so a failed joint can leak for a while before anyone sees it. Resealing early avoids that.

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

What you get with us

About our construction mastic in Cheapside

Mastic is often where a new building first shows its quality to the client. Untidy or missed joints are among the commonest snag items. Our aim is joints that pass at the first inspection. The enquiries we see most involve old sealant on a refurbishment that needs stripping before new work and frame perimeters left unsealed or poorly sealed, across internal decorators’ caulk, sanitary and kitchen joints and floor and skirting junctions. Looking for mastic applicators who cover Cheapside? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Construction in and around smaller places such as Cheapside is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application.

Surface by surface

Snagging before handover

Damaged, missed or untidy joints make up most snag lists. We price snagging as part of the package or as a separate visit.

Internal decorators’ caulk

Acrylic caulk fills internal gaps around trims, boards and frames ahead of decorating. It’s for gaps that stay still and get painted, and we use a flexible sealant where there’s movement.

What we can’t put right

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Frames fitted out of tolerance
  • Deciding which fire-stopping product a penetration needs
  • Damage to finishes by other trades after we have sealed

If you are not sure, just phone 01277 525 020 or email a schedule or drawings and we’ll give you a straight answer before you book.

Surfaces we seal

  • Cladding and panel joints
  • Floor and skirting junctions
  • Brick and block movement joints
  • Window and door perimeters
  • Internal decorators’ caulk
  • Sanitary and kitchen joints

Cheapside: questions and answers

Is Cheapside too small for you to travel to?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Can you take on a job at a hospital such as Heatherwood Hospital?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

What about RAMS and site documents?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Can you handle several sites?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

Can you fit around our working hours?

Mention the site’s hours and access windows in your enquiry, and we’ll schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.

Can staff carry on working while you’re here?

Normally, yes. Phased work can be planned so areas stay in use.

Looking after the joints

To get the most from the new sealant:

  • Put any product change through the designer first
  • Keep scrapers and abrasive pads off new beads
  • Allow flexibility for external sealing in damp or cold weather
  • Get the mastic subcontractor involved early in the programme

Any damage after we’ve finished should go on the snag list straight away. We can return to clear snags before handover.

Leaving the mastic snag list to the end squeezes everyone. A planned close-out through each area as it completes keeps the list short.

Diagnose, treat, sign off

In a busy building, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed before we move to the next. Rural sites near Cheapside may need directions, gate codes or a contact on site. Send that with the details and we’ll confirm the plan with the quote.

  1. First we look at the scope on site or from drawings.
  2. A fixed quote sets out scope, products and phasing.
  3. Paperwork is agreed and applicators are inducted on site.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Any frame gaps or issues outside our scope are flagged to the site team.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

Before we start on site

  • Send asbestos survey details if the building is pre-2000
  • Explain the parking and delivery arrangements
  • Warn occupants and staff about the work

Ask for a quote

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. For smaller jobs, photographs and a description will do.

Signs you need construction mastic in Cheapside

On construction sites, joints normally fail early because of when they were sealed, not what was used. If sealant goes in before the last trades are through, it gets knocked, painted over or contaminated.

Site and facilities staff are often the first to spot these:

  • Perimeter gaps outside the sealant’s range
  • New external sealant already peeling away
  • Window and door perimeters that won’t pass inspection
  • Sanitary sealant damaged by following trades

On a healthcare site such as Heatherwood Hospital, 1.9 miles south-west of Cheapside, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

What to look for in a quote

  • How they handle RAMS and site documents
  • Who will actually carry out the work
  • How long is the guarantee, and what does it include?
  • Their approach to joint depth and backing
