About commercial sealant contractors in Windsor and Maidenhead
A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead, and a backing rod limits the depth to give the sealant room to work. We work on movement joints in walls and floors, window and door perimeters and floor and threshold joints, and the usual reasons a site gets in touch are smeared sealant across finishes from a rushed job and wall and floor joints that have lost their seal.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, or we arrange a site visit.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Before anything is cut out, we agree access, timings and sequence.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.

The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

Maidenhead: Offices and shops close to stations such as Maidenhead station (to the south-east of Maidenhead) tend to be busy all day, so sealant work is planned around opening hours. Parks like Vanwall Business Park, 0.9 miles to the south-west of Maidenhead, see tenants come and go, and every move-in brings joints to seal.
Owners, agents and contractors
We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in Windsor and Maidenhead can sit alongside others in a wider programme.
When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
What happens if it’s left?
Fixing joints complaint by complaint is a costly way to manage sealant. A planned programme groups work by building or area, cuts repeat visits and gives you a budget figure. We will suggest an order, worst sealant joints first.

Different surfaces, different methods
Commercial kitchens and tea points
Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. Proper degreasing comes before any new sealant, with a food-safe or hygienic product wherever food contact can happen.
Fire-rated seals where specified
Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. Fire-stopping design and sign-off sit with the designer, fire engineer or building control, and we install to the specification.
Doing it in-house
Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
After the work
To get the most from the new sealant:
- Don’t let cleaning or traffic back on before the cure time is up
- Make sure ventilation in wet areas is switched on and working
- Act on the first lifting edges rather than waiting
- Add sealant to the planned maintenance inspection list
Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth, so we confirm it for each area at handover. Leaving the area closed until then keeps the bead neat.
In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Cleanability is something environmental health officers pay attention to, so sound, smooth joints matter.
