About commercial sealant contractors in SL5
Some sealants used before 2000 can contain asbestos, so older stock needs a check first. Before anything is cut out, we ask for the asbestos register or survey, since managing asbestos is the dutyholder’s responsibility. If a material is suspected, work stops until it’s tested (removing asbestos-containing materials isn’t something we do). We work on external facade joints, floor and threshold joints and movement joints in walls and floors, and the usual reasons a site gets in touch are wall and floor joints that have lost their seal and black mould through washroom sealant that won’t clean off.
In a busy building, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed before the next one starts.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- We agree the order of work, access windows and site hours with you.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- Completed areas are signed off with you under our 12-month guarantee.
How we quote
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
Why appoint us
- Colours confirmed for the specified product
- Work carried out by CSCS-carded applicators
- One number for every site we cover
- Workmanship guaranteed for 12 months
Getting a fixed quote
Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.
Near you in North Ascot
Around North Ascot, our work takes us to commercial buildings near Royal Hunt pub, LVS Ascot and Ascot Heath Church of England Junior School. Also close by are Garth Hill College (2.4 miles west) and Chapel of St Mary and St John (less than half a mile north-east). The nearest railway station is Ascot station, about 1 mile south-east of the centre. A little further out are The Lexicon (2.5 miles west) and Heatherwood Hospital (0.5 miles south-east). The countryside around North Ascot includes Virginia Water Lake.
Commercial sealant contractors across SL5: the area picture
From Bracknell, North Ascot and The Warren outwards, SL5 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover SL5 along with the rest of the region.
North Ascot: A hotel such as The Royal Foresters Hotel (to the south-west of North Ascot) shows how much sealant a hospitality building has on show, from bathroom joints to the bar. Shops and cafés around stations like Ascot station (1 mile south-east of North Ascot) trade from early, so work is timed around them.
Why it fails
When a bead peels cleanly off one face, it has failed in adhesion. Typical reasons include rushed preparation, no primer where one was needed, dust or release agents on the surface, or three-sided adhesion. It’s one of the commonest faults we find on earlier work.
Typical triggers for a call:
- Messy, uneven beads from earlier work that let the building down
- Window and door perimeter joints that have cracked open
- Sanitary sealant that has gone black and patchy
- Layers of sealant, all of them failing
Why deal with it now?
Some low prices are low because nothing gets cut out. Sealing over looks tidy at handover, then lifts once the joint starts moving. Every quote we give includes full removal and preparation.
Comparing quotes
- Can the work be phased to keep areas open?
- How the joint faces will be prepared and primed
- What level of public liability insurance do they hold?
- Are they CHAS accredited or on Constructionline?
When it isn’t the sealant
Honesty saves time and money. Fresh joints won’t solve:
- Water from a services leak rather than a joint
- Faulty windows rather than failed perimeter sealant
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
Different surfaces, different methods
Commercial kitchens and tea points
Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. They’re degreased thoroughly before resealing, and a hygienic or food-safe sealant is used where food contact is possible.
Washrooms and toilets
Washroom joints take water, cleaning chemicals and constant use. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, with phased work so some facilities stay open.
What sets the cost
Your fixed quote is built from the real scope. It takes account of:
- Distance, for remote addresses
- Working within restricted access windows
- The total length or number of joints
- Backing rod, priming and other preparation
We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we will price your job on its own details.
Sending details for a quote
Diagnosis starts before we arrive. Tell us:
- Whether the building will be occupied during the work
- The site address and postcode
- Anything awkward about access or site hours
- The product your specification calls for
Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to ring 01277 525 020 or email a schedule or drawings.
Questions about SL5
Can areas stay open during the work?
Most of the buildings we work in stay occupied. Only the area being sealed is closed, and the sequence is agreed in advance, until its cure time has passed.
Do your applicators hold CSCS cards?
Yes. If you need card details for site access, tell us and we will confirm them with the quote.
Can you follow the specification on our project?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Is it fine to apply new sealant on top of old?
No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Can you take on work for an FM or managing agent?
Yes, and through main contractors too. You send the details, we return a fixed quote, and the job is done and signed off.
Could the old sealant in an older building contain asbestos?
On older buildings, our first request is the asbestos survey. Managing asbestos is the dutyholder’s responsibility.
