Construction mastic in Forres, done properly

Mastic is often where a new building first shows its quality to the client. Untidy or missed joints are among the commonest snag items and clearing them late eats into the handover window. We seal so the snag list stays short. If you are dealing with failed sealant in an existing building being refurbished and frame gaps too wide for sealant alone, we can help, on internal decorators’ caulk, floor and skirting junctions and sanitary and kitchen joints alike. Searching for sealant specialists in Forres? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

External sealant on a Scottish site depends on the weather, and Forres is no exception: faces need to be dry and inside the product’s working temperature band. We keep in touch with the site manager so external work goes ahead on the right days, with internal sealant filling the rest.

Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Honest limits

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be any of the following:

  • Designing joint widths or choosing the specification (that sits with the designer)
  • Rework caused by others damaging completed areas
  • Faulty frames rather than failed sealant

Not sure which it is? You can phone 01277 525 020 or email a schedule or drawings and we will tell you honestly before you book.

Facades, frames and programmes in Forres

Forres sits close to the coast, within about 3 miles. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so joint design, primers and product choice deserve extra care. The area within 2 miles of Forres holds several hotels. Hotel extensions and refits typically have to fit around bookings, so mastic dates are tight.

On a healthcare site such as Leanchoil Hospital (1 mile east of Forres), new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. Projects at schools like Andersons Primary School work to term dates, so mastic is programmed tightly. Hotel extensions and refits, at places such as Victoria Hotel, less than half a mile north-west of Forres, usually run between busy periods, so the sealing is squeezed into short windows.

Forres is about 12 miles west of Elgin, in Moray. We cover Forres, with the same fixed quotes and 12-month guarantee as everywhere else. Forres is one of 59 places we cover in Moray for mastic packages. There’s a separate page for Aberdeen, roughly 64 miles from Forres.

Anyone looking for construction mastic in IV36 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. We cover commercial and managed buildings on Church Road, Market Street and High Street and the roads nearby. Being close to the A96 and A940, Forres is easy to get to with materials and equipment. Sites close to Forres are covered too, including Red Craig (1 mile south-west), Mundole (2 miles south-west), Rafford (2 miles south-east), Dyke (3 miles west) and Moor of Granary (3 miles south-east). Further afield, our area takes in Elgin (12 miles east), Lossiemouth (14 miles north-east), Ashgrove (12 miles east), Burghead (8 miles north-east), Hopeman (10 miles north-east) and Lhanbryde (15 miles east). Forres ranks among the main centres of Moray, with offices, shops, schools and other public and commercial buildings. Where a site is remote or on an island, travel and materials need planning ahead, so include the location in your enquiry.

How the quote is worked out

The price varies from site to site. Expect it to depend on:

  • How much existing material needs removing
  • The product specified
  • Travel to remote or island sites
  • Site requirements such as inductions and permits

The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site rules also count.

What we need to price the job

For an accurate fixed quote, we need to understand the site. Send us:

  • Anything awkward about access or site hours
  • The product your specification calls for
  • Rough lengths or quantities, or drawings if you have them
  • What the building is and how it’s used

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

How a job runs

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before the next one starts. Industrial estates and retail parks around towns like Forres typically have yard space and site rules. Town-centre premises may need parking planned.

  1. Drawings, specification and programme come to us.
  2. Quantities are measured and a fixed price returned.
  3. We agree with the site team which areas come first.
  4. Each area is sealed when it’s released.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

What we need from you

  • Have the specification and drawings to hand
  • Flag any permit to work we’ll need
  • Agree which areas must stay open

Advice

Questions about Forres

Will you take on work at estates like Waterford Industrial Estate, close to Forres?

Yes. Our area takes in Forres and its surroundings, with estates and business parks such as Waterford Industrial Estate included. To start, just ring 01277 525 020 or email a schedule or drawings with the unit, the joints involved and your access times.

Can you work on a hospital site such as Leanchoil Hospital?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Are you CHAS accredited?

CHAS and Constructionline are both in place, and each applicator is CSCS-carded. We are fully insured for public liability.

When can the area be used after sealing?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.

How do I request a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photos and a postcode.

How do you work with the site programme?

The programme sets the job. Tell us the sequence and we will plan applicators around it.

Can the building stay open while you work?

Yes, with some planning. Tell us your site hours and access windows and we will plan around them.

General trades versus a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

After the work

Keep the joints in good shape with a few simple steps:

  • Share drawings and the specification as soon as possible
  • Put any product change through the designer first
  • Don’t schedule sealing before decorators and flooring are done
  • Ask cleaners to use soft cloths around fresh sealant

Expect some settlement in the first months. The right product in each joint copes with that. If that happens, let us know.

Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last so packing or adjustment by the installer comes first. We flag them as soon as we see them.

Surface by surface

Fire-rated sealant where specified

Fire-rated sealant forms part of some packages, installed to the product’s tested detail where it is specified. The design and sign-off of fire stopping sit with the designer, principal designer or fire engineer and we install what’s specified.

Snagging before handover

Snagging is often the final mastic stage. Snags are cleared room by room, cutting out damaged joints and resealing them properly.
