About commercial sealant contractors in the Isle of Wight
How long a joint lasts is decided before any sealant leaves the gun. Old silicone gives new sealant nothing to grip, so every trace of it is removed and the faces are cleaned until they’re sound and dry, with no dust or grease left. Primer is used wherever the manufacturer calls for it on that surface, and a backing rod limits the depth to give the sealant room to work. Site teams most often ask us about messy, uneven beads from earlier work that let the building down and mouldy silicone around WCs, urinals and vanity tops, across window and door perimeters, movement joints in walls and floors and washrooms and tea points.
Inspect, seal, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off.
- First, details reach us through the quote form or a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.
How we quote
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you will have a fixed figure to work with.

Local landmarks in Newport
We work on buildings around Seaclose Park, Castle Inn and Island Innovation VI Form Campus, among other places. You will also find Christ The King College (0.6 miles south-west) and Nine Acres Primary School (less than half a mile south). Well-known places in the area include Carisbrooke Castle (1 mile south-west) and St Mary's Hospital (0.8 miles north). Not far away are Briddlesford Nature Reserve and Mill Hill.
Where commercial joints are in the Isle of Wight
From Newport, Ryde and Cowes outwards, the Isle of Wight has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover the Isle of Wight along with the rest of the region. The Isle of Wight includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Newport: Retail sites such as Towngate Retail Park (less than half a mile north-east of Newport) are typical of where shop-fit joints, frontages and staff areas need neat, colour-matched sealant. If you have premises on more than one site, say at Towngate Retail Park and Wakes Retail Park, one contractor and one quote can cover both.
Why it fails
No sealant joint is permanent. Its life comes down to movement, UV and weather, how it’s cleaned, how much traffic passes it and what was used in the first place. On a busy commercial site several of those pile up at once, so periodic inspection matters more than any date on a schedule.
What tends to prompt an enquiry:
- Greasy, split joints in a kitchen or tea point
- A top-up bead over failed sealant, now lifting
- Frame sealant that has cracked, shrunk or pulled away
- Black mould through washroom sealant that won’t clean off
Why deal with it now?
Reactive resealing, a leak at a time, tends to cost more overall than a plan. Planning the work across a year or a portfolio means fewer separate visits and a predictable spend. We can help you prioritise, starting with the joints most likely to let water in.
Questions to ask before you book
- How they’ll work around occupants
- Their approach to joint depth and backing
- The terms of the workmanship guarantee
- Health and safety accreditation such as CHAS
How the job changes by surface
Window and door perimeters
Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
Movement joints in walls and floors
A trafficked floor joint needs a different product from a wall joint. The choice comes down to how much the joint moves and what runs over it; if the arrises are broken, we will say so before sealing.
Quoting for work in the Isle of Wight
These are the things that shape the price:
- Whether the work must be split into stages
- How accessible the joints are
- How much existing material needs removing
- The product specified
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.
Sending details for a quote
To price the job accurately, we need a clear picture of the site. Send us:
- Drawings or a marked-up plan, if available
- Photos of the joints, close up and from further back
- The site address and postcode
- How the joints are reached, and at what height
Let us know the site, the scope and your timescale, and a fixed quote will follow. The easiest way is to call 01277 525 020 or email a schedule or drawings.
When to bring in a specialist
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Questions we’re asked in the Isle of Wight
How long do sealant joints last?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
Can areas stay open during the work?
It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we are sealing, until its cure time has passed.
Do you check for asbestos before removing sealant?
On older buildings, our first request is the asbestos survey. The duty to manage asbestos sits with the dutyholder, and we don’t remove asbestos-containing materials.
Will you just go over the old sealant?
No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Is the old sealant taken out first?
Full removal is part of every quote. Sealing over traps water and lifts once the joint moves and isn’t worth paying for.
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.
Do you hold CHAS accreditation?
Yes. We are CHAS accredited and a Constructionline member.
