Work for main contractors and building owners
Building owners and managing agents use us on everything from one building to a spread of sites. Several sites can go on one quote, which keeps the paperwork simple.
Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.
Commercial mastic work in Smoo
Most of the buildings we seal stay open while we’re there. Work is scheduled around the site hours and access windows you give us; phased work can also be planned so areas stay in use. That applies whether the building is an office, a shop, a hotel, a college or a care home. Most enquiries involve messy, uneven beads from earlier work that let the building down and movement joints packed with grit and debris, across kitchen worktops and splashbacks, movement joints in walls and floors and washrooms and tea points. Searching for sealant specialists in Smoo? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.
Occupied buildings in Smoo need the work phased: we agree the order with you and hand back each area with its cure time.
In smaller Scottish places like Smoo, commercial buildings are often hotels, pubs, shops, schools, surgeries and farm or estate buildings put to new use. Each has kitchens, washrooms and frames that depend on sound joints.
We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application, and we come back if anything isn’t right.

Maintenance after handover
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:
- Make sure contractors see the asbestos survey before cutting out old mastic
- Act on the first lifting edges rather than waiting
- Keep abrasive pads and scrapers off resealed joints
- Don’t let cleaning or traffic back on before the cure time is up
Good ventilation keeps wet-area sealant in better condition. Fans that are broken or switched off leave joints damp for longer, and mould follows damp. It’s worth having fans checked while the sealant is fresh.
A failed external joint lets water in every time it rains. Behind a panel or frame, that water can sit unseen for a long time. Catching it at the sealant stage avoids the bigger repair.
Working on commercial sites near Smoo
The sea is no more than about 1 mile from Smoo. Exposed frontages near the sea are hard on sealant, so the product has to suit the weather as well as the look. A matched colour is only half the brief on an exposed frontage. There are a number of hotels within about 2 miles of Smoo. A hotel refurbishment is full of joints that guests will see, and a matched colour keeps them discreet, and the work can be phased so the rest of the hotel keeps trading.
A lasting commercial joint around Smoo begins with the old bead fully out and the faces clean and dry. Refits at hotels like Smoo Cave Hotel (to the east of Smoo) bring joints at vanity tops, bars and reception desks that guests see every day.
Smoo is in Highland. Across the IV27 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Smoo is one of 256 places we cover in Highland.

Honest limits
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Misted, cracked or failed glazing units (a glazier’s job)
- A dripping trap, valve or pipe behind a fitting
- Roof leaks that only look like a joint problem
If in doubt, call 01277 525 020 or use the quote form and we will say what we think.
Surfaces we seal
- Washrooms and tea points
- External facade joints
- Kitchen worktops and splashbacks
- Floor and threshold joints
- Window and door perimeters
- Movement joints in walls and floors
Should maintenance staff do it?
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
What happens if it’s left?
Putting off a reseal typically moves the cost rather than avoiding it. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, which brings decorators and flooring contractors into the repair. Resealing while only the sealant has failed keeps the job small. Renewing every failing joint on one visit is the sensible approach for a place like Smoo. Photos of each area help us quote the whole job.

Questions we are asked in Smoo
Can being near the sea in Smoo affect the sealant we need?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Is Smoo too small for you to travel to?
Not at all: smaller places are covered as well as towns. Our area covers all of Scotland, cities, towns and islands alike. Where we can, we group nearby jobs to make the most of each trip.
Can weather delay the job?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
Does commercial sealant work come with a guarantee?
Our workmanship on each job is backed by a 12-month guarantee. We’re fully insured for public liability as well.
Can areas stay open during the work?
It’s mostly about sequence: we agree access windows, phase the work and keep enough facilities open. Let us know what can’t close and we will work around it.
Which site documents can you send us?
The paperwork is agreed with the quote: most clients ask for RAMS, our insurance certificate and CSCS details. Every applicator holds a CSCS card.
What about asbestos in old mastic?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and if something is suspected, work stops until it’s tested.
How a job runs
Site rules come first: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, we take the joints in the sequence agreed with you. Jobs near Smoo are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.
Preparing the site
- Flag any permit to work we’ll need
- Move anything stored against the joints
- Send asbestos survey details if the building is pre-2000
