Mastic and sealant across Dumfries and Galloway

Commercial sealant contractors across Dumfries and Galloway: what to expect

Inside a commercial building, sealant does a lot of quiet work: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Externally it keeps rain out of frame perimeters, panel joints and movement joints. We deal with internal and external sealant joints alike, picking the product for each location rather than one tube for everything. The enquiries we see most involve black mould through washroom sealant that won’t clean off and messy, uneven beads from earlier work that let the building down, across movement joints in walls and floors, floor and threshold joints and washrooms and tea points.

When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself normally taking a few hours for one area, or a planned series of visits across a bigger building.

  1. We start with the evidence: photos, drawings or a look on site.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. We hand back each area with its cure time and our 12-month guarantee.

Around Dumfries

Around Dumfries, our work takes us to commercial buildings near Myles Bar, Dumfries Academy and Dumfries. There’s a railway station in Dumfries itself: Dumfries station. A little further out are Gracefield Arts Centre (less than half a mile north) and Dumfries Castle (1 mile south). Not far away are Lochaber Loch.

Shops, offices and hotels in Dumfries and Galloway

The commercial stock in Dumfries and Galloway mixes older town-centre buildings with newer offices and units, in places such as Dumfries, Stranraer and Annan and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

In Scotland, managing agents for tenements are often called property factors, so mastic work on shared parts may come through the factor. Along the coast in Dumfries and Galloway, hospitality buildings tend to be busiest in the summer months, so work is often best planned for quieter months.

Dumfries: Industrial estates such as St. Mary's Industrial Estate, under half a mile to the north-east of Dumfries, have offices, trade counters and welfare areas whose sealant ages like any other building’s. Occupiers with premises at both St. Mary's Industrial Estate and Cuckoo Bridge Retail Park could have the sealant at each handled under one quote.

Different surfaces, different methods

Fire-rated seals where specified

Fire-rated sealant is only one type of fire-stopping product. Other products, such as collars, wraps and batts, are specified for different services, so we’ll flag it if the detail needs a different product.

Window and door perimeters

Internally, window boards and frame edges often have decorators’ caulk or silicone that has cracked. We use a paintable product where decorating follows and a silicone where it doesn’t, in a shade that suits the frame.

Why act early?

Before budgeting for new frames, cubicles or worktops, check whether it’s just the sealant. Often the fitting is sound and the joint is the only thing letting it down. A careful reseal is a far smaller undertaking than replacement.

What your quote should include

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Their pre-qualification and accreditations
  • Will failed sealant be removed rather than covered?
  • Is the sealant right for the movement and the substrate?

What sets the cost

The price varies from site to site. Expect it to depend on:

  • Backing rod, priming and other preparation
  • How much there is to seal
  • Whether the work must be split into stages
  • Induction, permit and paperwork requirements

There’s no price list, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.

Details that help us quote

It doesn’t need to be a full survey. A few details are enough to get going:

  • Whether the building will be occupied during the work
  • Any specification or named product
  • Photos of the joints, close up and from further back
  • The postcode of the building

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To start the process, ring 01277 525 020 or send photos by email.

Commercial clients in Dumfries and Galloway

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Site staff or a sealant specialist?

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Your questions answered

Can you supply RAMS and insurance details?

The paperwork is agreed with the quote: most clients ask for RAMS, our insurance certificate and CSCS details. Every applicator holds a CSCS card.

How do we get a quote?

The main factors are metres of joint, removal, access, the product and how many phases there are. For a fixed quote, send details through our quote form.

Which sealant will you use?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Is the old sealant taken out first?

Full removal is part of every quote. Sealing over traps water and lifts once the joint moves and isn’t worth paying for.

Will the building have to shut during the work?

That comes down to planning: areas are phased, access windows agreed and enough washrooms or entrances left in use. Let us know what can’t close and we will work around it.

How long do sealant joints last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
