Why deal with it now?
A cheaper quote sometimes means the old bead stays in. Sealing over looks tidy at handover, then lifts once the joint starts moving. Our prices always include removal of the failed bead and full joint preparation, which is where the lasting value is. Around smaller places like Balemartine, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Early resealing prevents it.
The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site rules also count.
Why us?

- 12-month guarantee on workmanship
- Coloured sealants to suit the setting, where available

Commercial sealant contractors in Balemartine
Most of the buildings we seal stay open while we are there. Work is scheduled around the site hours and access windows you give us. That applies whether the building is an office, a shop, a hotel, a college or a care home. Site teams most often ask us about frame sealant that has cracked, shrunk or pulled away and untidy joints in a reception, shop floor or lobby, across external facade joints, floor and threshold joints and washrooms and tea points. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Balemartine is the same: the right product in a properly prepared joint.
In Balemartine, as anywhere, the first joints to go are normally the ones that work hardest: frame perimeters in the sun, floor joints at doorways and anything that gets wet every day.
Around smaller places such as Balemartine, the commercial buildings tend to be hospitality, local shops, schools, health centres and converted rural buildings. Each has kitchens, washrooms and frames that depend on sound joints.
Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Commercial premises in Balemartine
With the shore within about 1 mile, Balemartine counts as a coastal location. Exposed frontages near the sea are hard on sealant, so the product has to suit the weather as well as the look. Where a frontage needs a particular colour, the product still has to suit that exposure. Balemartine is on Scotland’s wetter western side. We plan external joints for dry spells and keep internal work in reserve. Weather-facing frames tend to need resealing before the sheltered ones
Where a joint is on show in Balemartine, we’ll check which shades the product offers before work starts. For any commercial premises in Balemartine, a lasting joint depends on full removal of the old sealant and clean, dry faces.

When something else is needed
We check first that sealant really is the fix. It won’t put right:
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Leaks from pipework, wastes or valves (that’s plumbing)
- Broken glass or blown double-glazed units
Not sure which it is? You can phone 01277 525 020 or send details through our quote form and we will tell you honestly.
What we seal

After the work
To get the most from the new sealant:
- Keep a record of which joints were resealed and when
- Check joints after other trades have worked nearby
- Put external and wet-area joints on a regular inspection round
- Deal with small splits before they become leaks
New joints need their full cure time before they take water, cleaning or traffic. That time depends on the product, the temperature and the joint depth, and we confirm it when each area is handed back. Leaving the area closed until then keeps the bead neat.
An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Cleanability is something environmental health officers pay attention to, which makes sound joints worth keeping on top of.
From enquiry to sign-off
Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before we move to the next. Advice
Site staff or a sealant specialist?
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
Different surfaces, different methods
Washrooms and toilets
Black sealant in a toilet block is normally beyond cleaning. The lasting answer is removal, preparation and a new sanitary bead, planned so the building keeps enough facilities in use.
Shop fronts and retail fit-outs
In retail, sealant is on show. Joints around counters, displays and shopfront frames have to look tidy as well as seal, frequently colour-matched to the fit-out. Colour options are confirmed with the quote.
Questions about Balemartine
Our building in Balemartine is near the coast: does that change the sealant?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Is Balemartine too far out for you?
No. Places such as Balemartine are covered as much as the big towns. We cover the whole of Scotland. Where we can, we group nearby jobs to make the most of each trip.
How many days will you need on site?
We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.
Will the building have to shut during the work?
Most of the buildings we work in stay occupied. Only the area being sealed is closed, and the sequence is agreed in advance for as long as the cure needs.
Can weather delay the job?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Is failed sealant stripped out, or sealed over?
Every failed bead is cut out completely. New sealant can’t grip the old bead, so laying over it never lasts, and the faces are brought back to sound, dry material before resealing.
Are you CHAS accredited?
Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
