How commercial sealant contractors works in Aberdeenshire

Getting a price for commercial sealant contractors in Aberdeenshire doesn’t need to be drawn out. Our quote form takes photographs, drawings or a schedule of the areas; you can also phone 01277 525 020 or use the quote form with the details. If the joints need seeing in person, a site visit comes first, and a fixed quote for the agreed scope follows. We work on kitchen worktops and splashbacks, external facade joints and window and door perimeters, and what we are called in for most is frame mastic that has hardened and come away from the wall and black mould through washroom sealant that won’t clean off.

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish.

  1. We start with the evidence: photos, drawings or a look on site.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.

What you will pay

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Commercial sealant contractors across Aberdeenshire: the area picture

The commercial stock in Aberdeenshire mixes older town-centre buildings with newer offices and units, in places such as Peterhead, Inverurie and Fraserburgh and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

In Scotland, managing agents for tenements are often called property factors, so the factor is often the first contact for work on shared parts. Aberdeenshire includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.

Peterhead: Sites a few miles apart, such as Blackhouse Industrial Estate and Dales Industrial Estate, can share one programme and one point of contact. In hotels such as Albert Hotel (0.6 miles east of Peterhead), refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

Doing it in-house

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Common problems we fix in Aberdeenshire

External sealant takes a steady beating from the weather. UV hardens the surface while wind and rain work at the edges. A hardened bead can’t follow the building any more.

Look out for the following:

  • Messy, uneven beads from earlier work that let the building down
  • External beads that have gone brittle and cracked
  • Movement joints packed with grit and debris
  • Window and door perimeter joints that have cracked open

Leave it or put it right?

Leaving a failed joint rarely saves money. Once water gets behind the seal, finishes and ceilings underneath are next, and the bill then involves other trades. Dealing with it while the damage stops at the bead is the cheaper route.

What your quote should include

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Who will actually carry out the work
  • What the guarantee covers, and for how long
  • Will RAMS and insurance details be available?

What sets the cost

What shapes the price:

  • Quantities, in metres or numbers
  • Induction, permit and paperwork requirements
  • Whether old sealant has to be cut out first
  • The product specified

The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

What we need to price the job

A few photos plus some basic facts will normally do. It helps to include:

  • The postcode of the building
  • What the building is and how it’s used
  • The product your specification calls for
  • Any dates the work must fit around

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Keeping the joints sound

Regular inspection catches problems early. Specifically:

  • Make sure ventilation in wet areas is switched on and working
  • Make sure contractors see the asbestos survey before cutting out old mastic
  • Look at the sealant around anything that has been moved or replaced
  • Put external and wet-area joints on a regular inspection round

Good ventilation keeps wet-area sealant in better condition. Fans that are broken or switched off leave joints damp for longer, which is how mould gets back in. Your maintenance team can look at extract fans at the same time.

Movement joints that fill with debris stop working. With nothing soft to close against, the materials either side take the load and start to break up. At that point it’s a repair job rather than a reseal.

Questions about Aberdeenshire

How long does a typical visit take?

We plan the time on site around your programme and access. You’ll have an expected duration with the quote.

Which site documents can you send us?

The paperwork is agreed with the quote: most clients ask for RAMS, our insurance certificate and CSCS details. Our applicators are CSCS-carded.

Are you CHAS accredited and on Constructionline?

Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

How do you keep disruption to occupiers down?

Most of the buildings we work in stay occupied. We agree the order of areas, protect what’s nearby and close off only the section we are sealing, until its cure time has passed.

Does the weather affect the work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

How soon can the area be used again?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

Can one contractor look after sealant on all our buildings?

Yes, we can. Give us the sites and the scope at each, and fixed prices follow, with a suggested sequence.
