Commercial sealant contractors for commercial buildings in Boyndie

Mastic Doctor has been sealing joints for businesses and contractors since 2005, and the paperwork side is in order: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. Let us know which site documents you need and they’ll be confirmed with the quote. If you’re dealing with messy, uneven beads from earlier work that let the building down and expansion joints with the sealant torn out, we can help, whatever the surface. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Boyndie it comes down to the same thing: the right product in a properly prepared joint.

A lot of what we do in Boyndie is replacing sealant that has done its years: hardened, cracked or shrunk away from the faces, and letting water or dirt in.

For work in and around Boyndie, we’d rather do everything on one trip, so it helps to have photographs and a full list first. If neighbouring businesses have work too, the visits can be grouped.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Questions we’re asked in Boyndie

Is Boyndie too small for you to travel to?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Will you take on work at estates like Inverboyndie Industrial Estate, close to Boyndie?

Yes. We cover Boyndie and the area around it, including industrial estates, business parks and retail parks such as Inverboyndie Industrial Estate. To start, just give us a call on 01277 525 020 or send details through our quote form with the unit, the joints involved and your access times.

Can you take on work for an FM or managing agent?

Yes. Use our quote form to send the site details, or phone or email us, and we’ll confirm any paperwork you need with the quote.

What guarantee do you give on resealing?

It’s backed by our 12-month guarantee. Should anything we did fail within that period, let us know.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

Will your applicators have CSCS cards?

Yes. If you need card details for site access, tell us and we will confirm them with the quote.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Looking after the joints

A few simple habits keep the new joints working:

  • Report cracked or peeling sealant early
  • Put external and wet-area joints on a regular inspection round
  • Keep washroom and kitchen extraction working
  • Don’t let cleaning or traffic back on before the cure time is up

Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth. Leaving the area closed until then keeps the bead neat.

Once sealant fails in a movement joint, grit and debris get in. With nothing soft to close against, the materials either side take the load and start to break up. At that point it’s a repair job rather than a reseal.

When to call us in Boyndie

Resealing over the top is a false economy we come across often. New silicone has nothing to key into so it soon peels and traps moisture against the joint. Getting back to a clean joint then means removing every layer.

Any of the following is a good reason to get the joints checked over:

  • Earlier reseals applied straight onto the failed bead
  • External beads that have gone brittle and cracked
  • Frame mastic that has hardened and come away from the wall
  • Expansion joints with the sealant torn out

In hotels such as Seafield Arms Hotel and Gatepiers, 1.3 miles to the north-east of Boyndie, refurbishments typically mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

Questions to ask before you book

  • Do they follow the manufacturer’s priming guidance?
  • How joint depth will be controlled
  • Are they CHAS accredited or on Constructionline?
  • Who will actually carry out the work

How to choose a sealant contractor

Commercial clients in Boyndie

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first.

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Commercial sealant contractors around Boyndie: how the place shapes the job

Boyndie sits close to the coast, within about 2 miles. Exposed frontages near the sea are hard on sealant, so the product has to suit the weather as well as the look. A matched colour is only half the brief on an exposed frontage. Boyndie is on Scotland’s drier eastern side. Frost and condensation on winter mornings can still hold up external sealing. In winter, outside joints are timed for when surfaces are dry and within the product’s range

If you run a unit on an estate such as Inverboyndie Industrial Estate, 1.5 miles to the east of Boyndie, the trade counter, offices and staff facilities have joints to look after as well as the warehouse.

Boyndie is about 13 miles east of Buckie, in Aberdeenshire. Boyndie sits inside our coverage and the rest of Aberdeenshire, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Boyndie is one of 179 places we cover in Aberdeenshire. Our Aberdeen page has more on work in that area (39 miles or so).

Work on sealant joints is covered throughout AB45, for business premises of every kind. Among the streets we cover are Deveron Avenue, Eden Court and Gaveny Court, and sites on any of them can send details for a fixed quote. Sites close to Boyndie are covered too, including Ladysbridge (1 mile east), Whitehills (1 mile north-east), Banff (3 miles east), Portsoy (4 miles north-west) and Macduff (4 miles east). Further afield, our area takes in Turriff (10 miles south-east), Aberchirder (7 miles south) and Gardenstown (10 miles east). Where a site is remote or on an island, travel and materials need planning ahead, so include the location in your enquiry.

What sealant work can’t fix

Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:

  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)
  • Structural cracks or movement the joints weren’t designed for
  • A failed roof covering or waterproofing membrane

If in doubt, speak to us on 01277 525 020 or email drawings and photos and we’ll say what we think before you book.

Surfaces we seal

  • Floor and threshold joints
  • External facade joints
  • Kitchen worktops and splashbacks
  • Washrooms and tea points
  • Movement joints in walls and floors
  • Window and door perimeters

What the job involves on each surface

Washrooms and toilets

Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, with phased work so some facilities stay open.

Window and door perimeters

Inside, cracked sealant around frames and window boards is common. We use a paintable product where decorating follows and a silicone where it doesn’t.

From enquiry to sign-off

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. Travel to smaller Scottish places like Boyndie is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. Site photos, drawings or a visit tell us what’s there and how it has failed.
  2. A fixed quote follows, with removal and preparation included.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.
