Need washroom sealing in Smoo?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle washroom sealing in Smoo

Whether it’s a single toilet block in Smoo or a programme across several buildings, we work the same way: details first, then a fixed quote, then the work, then the 12-month guarantee. Photos and a rough count of basins, urinals, showers and cubicles help us give a quick quote, or we can arrange a visit. If you’re dealing with mould spotting along silicone joints and sealant laid over old silicone and now peeling, we can help. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Smoo, preparation and product choice get the time they need.

In smaller Scottish places like Smoo, commercial washrooms are typically in hotels, pubs, schools, care homes and community halls. Mould grows into sealant in any wet room that doesn’t dry out, and the answer is removal and a fresh bead of anti-mould silicone.

A 12-month guarantee applies to all our work. Should something we installed fail, phone 01277 525 020 or email us and we’ll come back to it.

Smoo: questions and answers

Is Smoo too far out for you?

Not at all. Smoo is within our area. Our area covers all of Scotland, cities, towns and islands alike. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Will all the washrooms in our Smoo building be closed at once?

Not all at once. We take one block of facilities at a time. Each area is handed back once the sealant has cured enough to use.

Can you reseal washrooms in healthcare buildings?

Yes. We work to your estates and infection-control requirements and any site permits, and phase the work so areas keep facilities.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Does the weather affect the work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Is any job too small?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

How long do sealant joints last?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

Work for main contractors and building owners

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

What the job involves on each surface

IPS and cubicle panels

Panel systems meet walls, floors and vanity tops at sealed joints. They stop water reaching the panel boards.

Showers and trays

Shower joints in hotels, gyms and workplaces work hard. Every joint is stripped, degreased, dried and given a new bead.

Keeping the joints sound

After handover, a little attention goes a long way:

  • Share your site rules when you send details
  • Inspect washroom sealant regularly
  • Photograph and log failed joints across the estate
  • Don’t leave trays and floors sitting wet

Where possible, have shower floors and trays squeegeed after busy periods. Joints that sit wet for hours fail sooner.

Boards behind panels and vanity tops can swell when water gets past a failed joint. Once that happens, a reseal won’t fix them.

From enquiry to sign-off

We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you. Tell us who will meet us and how to get in at your building near Smoo. That goes into the plan alongside the quote.

  1. We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
  2. We agree which rooms close and when, so users always have somewhere to go.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. We clean and dry every surface so the new sealant can grip.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. Each room is handed back once the sealant has had its cure time.

Preparing the site

  • Point out any areas we must not close
  • Arrange parking or a loading space
  • Send any specification or drawings in advance

Honest limits

A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is any of the following:

  • Loose panels, vanity units or tiles, which need fixing first
  • Water escaping beneath the floor rather than through a joint
  • Panel boards already damaged by water

Not sure which it is? You can phone 01277 525 020 or send details through our quote form and we will tell you honestly before you book.

Why deal with it now?

When a washroom looks worn, a refit isn’t the only answer. If the finishes are in good order, replacing the sealant may do much of what’s needed while bigger works are planned. In Scotland, wind-driven rain finds a failed joint quickly, and for a smaller place like Smoo, a repair visit takes planning, so it’s better to act early.

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

Wet areas in Smoo’s workplaces

Smoo is within about 1 mile of the coast, and places by the sea often rely on visitors, so their hotels and holiday lets see heavy seasonal use. Bathrooms turned round daily in the busy months need sound, cleanable joints, which is why off-season resealing makes sense. The west of Scotland, where Smoo is, gets more rain than the east. Damp air means a poorly ventilated washroom rarely dries out fully, which is when mould gets into the sealant.

En suites at hotels like Smoo Cave Hotel, less than half a mile to the east of Smoo, are cleaned daily, which wears silicone over time. Around Smoo, washroom joints are resealed by removing the old silicone completely and laying anti-mould sanitary silicone on dry surfaces.

Smoo is in Highland. Anywhere in IV27, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Smoo is one of 256 places in Highland on our list.

Postcode districts covered here: IV27 for washrooms and wet areas. Just outside Smoo, we also work in Diuranais (1 mile north-west), Melness (11 miles east), Tongue (13 miles south-east), Kinlochbervie (13 miles south-west) and Scourie (21 miles south-west). Where a site is remote or on an island, travel and materials need planning ahead, so include the location in your enquiry.
