How washroom sealing works in East Ayrshire
Not every silicone belongs in a washroom. Sanitary grades carry anti-mould additives, and neutral-cure types are used where acetoxy silicone could attack some metals, stone or mirror backings. Where food contact is possible, we use a hygienic, food-safe grade. Most enquiries involve failed joints along IPS and cubicle panels and open joints along basins and vanity units, on accessible toilets and changing rooms, urinals and WCs and showers, trays and wet room floors.
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- We inspect each washroom and record the joints to be resealed.
- The fixed quote sets out the rooms, the products and the phasing.
- The whole of the old bead is removed.
- Each joint is cleaned and left dry.
- A sanitary silicone bead is laid and given a smooth tooled finish.
- Each area is handed back when ready.
What you will pay
Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

Local landmarks in Kilmarnock
Locally, jobs take us to sites close to Henderson Church Of Scotland, The Wheatsheaf Inn and Kilmarnock Academy. Kilmarnock has its own railway station: Kilmarnock station. Nearby you will also find Burns Monument Centre (under half a mile north-east) and Dean Castle (0.9 miles north-east). For a walk, there’s Caprington Loch.
Commercial washrooms across East Ayrshire
Washroom work across East Ayrshire runs to many timetables: term dates in schools, infection-control rules in healthcare, opening hours in retail. Let us know the building’s hours and rules and we’ll set the plan around them.
Across East Ayrshire, outside sealant work is planned around the weather, with a little give in the programme for wet or frosty days.
Kilmarnock: Church halls and community buildings, such as those at Henderson Church Of Scotland, have kitchens and toilets used by many groups, and their sanitary sealant works hard. Toilets at colleges like Ayrshire College - Kilmarnock Campus (to the north-west of Kilmarnock) take heavy use from students and staff alike.
Building owners, agents and FMs in East Ayrshire
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.
What happens if it’s left?
Gaps and mould in joints give dirt and bacteria somewhere to sit, and in kitchens, clinics and schools that is a real concern. A smooth, sealed joint can be cleaned properly.
What your quote should include
- What level of public liability insurance do they hold?
- Are they CHAS accredited or on Constructionline?
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- How long is the guarantee, and what does it include?
Honest limits
Honesty saves time and money. New sealant won’t cure:
- Leaking pipes, traps, wastes or cisterns, which need a plumber
- Swollen or delaminated boards behind panels or vanity tops
- Hollow tiles or loose panels behind the joint
Surface by surface
Basins and vanity tops
Basin joints get wet every time someone washes their hands, so the wall joint and bowl surrounds tend to fail before anything else. We remove the old bead and lay a fresh one of sanitary silicone.
Wet-room floors and floor-to-wall joints
We seal the visible joints; we don’t install or repair waterproofing below, and we’ll say if the trouble looks to be beneath the floor.
Doing it in-house
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Questions about East Ayrshire
Is colour matching possible?
It depends on the product specified. Some ranges are wide, others limited, so the available colours are confirmed with the quote.
Are you fully insured?
Yes. We’re fully insured, and the certificate can go with your quote.
What site paperwork can you supply?
Each site asks for different documents, so tell us what you need and we will confirm it when we quote.
What sealant do you use in washrooms?
It depends on the joint. Washrooms and showers take anti-mould sanitary silicone, and food areas take a hygienic, food-safe sealant where food contact is possible.
Who decides which product is used?
The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
Can you clean the mould off instead of resealing?
Not for long. The mould is inside the silicone, so it comes back however often it’s cleaned. Replacing the bead is the lasting answer.
Can weather delay the job?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.
