Floor joint sealing across East Ayrshire: what to expect

Open joints take a beating from forklift and pallet-truck wheels. Each crossing knocks the unsupported edge until a crisp saw cut becomes a wide, broken groove. Filling the joint properly gives the edges back their support. It also smooths the route for drivers and stock. Site teams most often ask us about drivers complaining about joints on a route and dock area joints that have failed first, across saw-cut induced joints, forklift and pallet-truck routes and joints along racking aisles.

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish.

  1. Each area is assessed for joint width, arris damage and the wheels that cross it.
  2. You get a fixed quote with the product and the phasing set out.
  3. Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
  4. Dust is extracted from the joint and primer applied where the manufacturer specifies it.
  5. We fill each joint to depth and finish it flush so wheels roll straight across.
  6. The area is handed back once it has cured enough to take traffic.

Around Kilmarnock

We work on buildings around Henderson Church Of Scotland, The Wheatsheaf Inn and Kilmarnock Academy. Kilmarnock has its own railway station: Kilmarnock station. Nearby you will also find Burns Monument Centre (under half a mile north-east) and Dean Castle (0.9 miles north-east). The countryside around Kilmarnock includes Caprington Loch.

Floor joint sealing across East Ayrshire: the area picture

Most floor and movement joint work across East Ayrshire has to happen while sites keep operating, so we work in phases and hand areas back as they cure.

Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts.

Kilmarnock: In a school such as Kilmarnock Academy, movement joints in brick, block and hall floors tend to be forgotten until they leak. Hospital campuses such as University Hospital Crosshouse, 1.8 miles west of Kilmarnock, grow in stages, leaving movement joints wherever new blocks meet old.

Owners, agents and contractors

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules.

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

Why it fails

Unfilled joints soon pack with grit, shrink-wrap scraps and pallet splinters. That debris is hard and levers at the edges as wheels pass, speeding up the damage.

It’s worth sending us details if you spot any of the following:

  • Filler that has parted from one face
  • Scruffy, dirty joint lines on a shop or showroom floor
  • Broken arrises where pallet trucks cross
  • Drivers complaining about joints on a route

What sealant work can’t fix

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Cracks across panels caused by settlement or overload
  • Broken concrete either side of the joint
  • Unstable slabs moving under traffic

After the work

Regular inspection catches problems early. In particular:

  • Hold traffic back until the product has cured
  • Make joint checks part of your floor inspections
  • Start with the dock areas, where joints fail soonest
  • Photograph any joint that starts to chip

Dragged forks and pallets gouge joints and edges alike. Even a well-filled joint can be damaged by steel scraping along it if it keeps happening.

Grit in an open joint does damage every time a wheel crosses it. Filling it ends that cycle before it becomes a repair.

General trades versus a specialist

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.

Questions about East Ayrshire

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Can you phase floor joint work around operations?

Usually only the zone we are working in has to close. Each zone reopens when the product can take traffic, then we move to the next.

Do you repair broken joint edges?

Filling against broken edges doesn’t last. We will tell you if the joint edges need repairing first, so you can decide how to proceed.

Why has the filler pulled away from one side?

It can be shrinkage, contamination on the joint faces or a product unsuited to the movement. We diagnose the cause before suggesting a fix.

Do you guarantee industrial floor joints?

Every job has our 12-month guarantee. It applies to our workmanship rather than structural movement or accidental damage.

Do you have public liability insurance?

Yes. We are fully insured, and the certificate can go with your quote.
