Need facade sealing in East Ayrshire?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How facade sealing works in East Ayrshire

We are often asked to look at water coming in around frames. Very often the perimeter bead has cracked or lost its grip, though that isn’t the only cause. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. We work on cladding panel joints, window and door perimeters and stone and brick facade joints, and the failures we are asked to look at most are hard, chalky sealant that no longer flexes and water coming in around window frames.

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. We walk the finished joints with you before handing over.

What you’ll pay

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What you get with us

  • Coloured sealants to suit the setting, where available
  • Colours chosen to suit frames, cladding or finishes where possible
  • Work carried out by CSCS-carded applicators
  • Old sealant cut out, never sealed over

Quotes

Send us photos, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

What’s near Kilmarnock

In Kilmarnock, that means premises near Henderson Church Of Scotland, The Wheatsheaf Inn and Kilmarnock Academy, among other places. Kilmarnock has its own railway station: Kilmarnock station. Well-known places in the area include Burns Monument Centre (under half a mile north-east) and Dean Castle (0.9 miles north-east). The countryside around Kilmarnock includes Caprington Loch.

Sites and facades across East Ayrshire

In places such as Kilmarnock, Stewarton and Cumnock, and across East Ayrshire, refurbishment leaves plenty of facade joints to seal alongside new build. New frames against old masonry need a product, primer and joint design to suit both.

Work in East Ayrshire comes under Scotland’s own building standards and technical handbooks. We seal to what has been specified, on every job.

Kilmarnock: For contractors at a school such as Kilmarnock Academy, sealing has to be finished before term starts. Extensions at sites like University Hospital Crosshouse, 1.8 miles west of Kilmarnock, normally sit beside working departments, and the mastic follows strict access rules.

What sets the cost

Your fixed quote is built from the real scope. It allows for:

  • The product specified
  • Induction, permit and paperwork requirements
  • Working within restricted access windows
  • Access and working height

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we’ll explain how it’s made up.

Before you send an enquiry

Good information means a firmer quote. Helpful details to send:

  • What the building is and how it’s used
  • Drawings or a marked-up plan, if available
  • The product your specification calls for
  • The postcode of the building

Need a figure for a tender or a budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. For a chat about it beforehand, call 01277 525 020 or email us.

When it isn’t the sealant

We check first that sealant really is the fix. It isn’t the answer for:

  • Replacing glass or failed glazing units
  • Damp caused by condensation inside the building
  • Movement beyond what any sealant can handle

After the work

Once the work is signed off, a little attention goes a long way:

  • Record the product and colour used on each elevation
  • Keep sills, gutters and drainage paths clear
  • Check the asbestos register before old mastic is disturbed
  • Investigate damp beside windows promptly

Hold back any cleaning crew until the joints have had their stated cure time. Keep high-pressure jets and strong chemicals away from new sealant.

Tie resealing in with redecoration, cladding repairs or other access. One set-up for several trades saves money.

Different surfaces, different methods

Precast concrete panels

Concrete edges can be dusty or weak. Faces are cleaned to sound concrete, and damaged edges are reported first.

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. We cut out failed joints along their full length and rebuild them with backing and a facade-grade sealant.

For managing agents and facilities managers

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

FAQs: East Ayrshire

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

Do you seal facades in winter?

We can work through the year, but sealant needs a dry joint and temperatures within the product’s range. Frost and condensation on glass and steel are common on winter mornings, and we build that into the programme.

Is old mastic on our building likely to contain asbestos?

For older buildings, yes, check before work starts. The dutyholder holds the asbestos register. Suspect material is left alone until it has been tested.

Are you fully insured?

Yes. We are fully insured, including public liability cover.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and we’ll price the work to it, flagging anything that needs clarifying.

Can the building stay open while you work?

In most cases, yes. We phase the work so most of the building stays in use.

What’s the quickest route to a quote?

The quote form is the simplest route, though you can also speak to us on 01277 525 020 or send photos by email. Photos, drawings or a joint schedule help us quote quickly.
