Washroom sealing for Kames sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Washroom sealing for commercial buildings in Kames

For clinics, hospitals and care homes, sealed joints matter for infection control as much as appearance. We work to your organisation’s estates and infection-control requirements and any site permits. Any records you need are confirmed with the quote. The enquiries we see most involve failed sealant in a tea point or staff kitchen and washrooms that look worn because of the sealant, across kitchens and tea points, IPS panels and cubicles and accessible toilets and changing rooms. Searching for sealant specialists in Kames? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

Travel to smaller places like Kames is planned so the work is finished on one visit. Send photographs and a room list and we’ll give a fixed quote.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

What the job involves on each surface

Changing rooms and gyms

Changing rooms in gyms and leisure centres stay wet and warm so sealant there works very hard. We use anti-mould sanitary silicone throughout.

Basins and vanity tops

A failed joint along a vanity unit lets water into the carcass. Resealing early protects the unit.

From enquiry to sign-off

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work normally takes a morning or so for a small washroom, longer where showers and changing rooms are included, and we clear our waste as we work. Where we can, we combine work around Kames with other jobs nearby. Tell us how flexible your dates are.

  1. We inspect each washroom and record the joints to be resealed.
  2. You get a fixed quote with the phasing plan.
  3. The whole of the old bead is removed.
  4. Each joint is cleaned and left dry.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

Before we start on site

  • Send asbestos survey details if the building is pre-2000
  • Have the specification and drawings to hand
  • Point out parking and an unloading spot

Common questions from Kames clients

Is Kames off your patch?

Not at all. Kames is within our area. Our area covers all of Scotland, cities, towns and islands alike. Good photographs up front let us bring everything on the first visit.

Will all the washrooms in our Kames building be closed at once?

Usually only some of them, for a short time. We work in phases so other facilities stay open. Each area is handed back once the sealant has cured enough to use.

Can you work to our specification?

Yes. Send it with your enquiry, and the quote will be based on it.

Can the sealant be colour-matched?

In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

Do you need to remove the old sealant?

We always remove it. New silicone won’t stick to the old, so sealing over it soon peels.

How do you choose the sealant?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Can weather delay the job?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Leave it or put it right?

Cleaning mouldy sealant only masks it but the growth is inside the bead and returns. Replacement deals with the cause in the joint and cleaners stop fighting a losing battle. Around smaller places like Kames, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Resealing early avoids that.

The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

When something else is needed

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Leaks through tanking or membranes below the finishes
  • Swollen or delaminated boards behind panels or vanity tops
  • Leaking pipes, traps, wastes or cisterns, which need a plumber

If in doubt, call 01277 525 020 or send photos by email and we will say what we think.

Maintenance after handover

Regular inspection catches problems early. Specifically:

  • Note failing joints building by building
  • Inspect washroom sealant regularly
  • Report faulty extraction promptly
  • Act on the first split you see at a shower tray

Squeegeeing showers and trays after heavy use helps. Standing water on a joint all day shortens its life.

A few failed joints can be resealed with hardly any disruption. Left until every washroom is affected, it becomes a bigger programme and more closures to manage.

Wet areas in Kames’s workplaces

Kames is in the west of Scotland, the wetter side of the country. Washrooms with weak extraction stay damp in this climate, and mould finds the silicone first.

Around Kames, washroom joints are resealed by removing the old silicone completely and laying anti-mould sanitary silicone on dry surfaces. Church halls and community buildings, such as those at Muirkirk Old Church, have kitchens and toilets used by many groups, and their sanitary sealant works hard.

When to bring in a specialist

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
