About commercial sealant contractors in W13
Commercial occupiers rarely want a floor out of action for sealant work. Tell us your site hours and access windows and we will plan around them; phased work can also be planned so areas stay in use. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. The enquiries we see most involve damp patches where an external joint has failed and earlier reseals applied straight onto the failed bead, across external facade joints, kitchen worktops and splashbacks and washrooms and tea points.
When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, and the work usually takes a few hours for one area, or a planned series of visits across a bigger building.
- First, details come to us: photos, drawings or a schedule of the areas, and a site visit is booked where it helps.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.

Commercial premises across W13
From Ealing, Northfields and South Ealing outwards, W13 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
London and the South East are among the drier parts of the UK, but external sealing in W13 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.
Ealing: Shopping centres and retail parks such as Westway Shopping Park, 2.5 miles to the north-west of Ealing, see a steady turnover of shop fits, each leaving joints where colour and finish matter. If you run a unit on an estate such as Phoenix Trading Estate, 1.3 miles south of Ealing, the trade counter, offices and staff facilities have joints to look after as well as the warehouse.
When it isn’t the sealant
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is any of the following:
- Faulty windows rather than failed perimeter sealant
- A dripping trap, valve or pipe behind a fitting
- Walls or slabs moving more than any sealant can take
When to bring in a specialist
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Why deal with it now?
Sealant is often treated as an afterthought by the trade that fitted the element. Choosing the product, setting the depth and preparing the faces are what a specialist brings, the three things that decide how long a joint lasts. You notice the difference years later, not on the day.

Owners, agents and contractors
CHAS accredited and a Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.
Maintenance after handover
To get the most from the new sealant:
- Put external and wet-area joints on a regular inspection round
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Make sure ventilation in wet areas is switched on and working
- Keep barriers up until the new sealant has cured
We stand behind the workmanship with a 12-month guarantee. Keep the handover details with your O&M or maintenance records so it’s easy to find if a joint we sealed gives trouble inside the 12 months.
Once sealant fails in a movement joint, grit and debris get in. With nothing soft to close against, the materials either side take the load and start to break up. At that point it’s a repair job rather than a reseal.
Your questions answered
Is it OK to apply fresh sealant over existing beads?
Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts, and the faces are brought back to sound, dry material before resealing.
Do you seal on top of existing sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Are you CHAS accredited?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Do you work directly for building managers?
Yes. A large share of our work comes through facilities managers, managing agents and landlords. We can work to your instruction process and site rules.
Are your applicators CSCS-carded?
Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.
Do you check for asbestos before removing sealant?
It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
How soon can the area be used again?
We’ll confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.
