About our fire stopping in Ealing
No fire sealant works on its own: the evidence covers a specific product, wall or floor type, service, gap, depth and backing. Before we seal anything, we check the opening against the detail it is meant to follow, and raise it with you if it falls outside. Site teams most often ask us about service penetrations left open after M&E works and non-fire-rated filler around services, on pipe penetrations, joints between fire-resisting walls and floors and linear gaps at wall heads. Looking for mastic applicators who cover Ealing? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.
In London, higher-risk residential buildings under the Building Safety Act bring extra scrutiny of fire-stopping records. We install what the designer or fire engineer has specified, and if you need records of the work, tell us and we will confirm with the quote.
The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

How a job runs
Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. Most London premises stay occupied while we’re on site, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.
- First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
- On site, each opening is checked against the tested detail it is meant to follow.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- We fit the backing the detail asks for, to the stated depth.
- We apply the specified sealant to the depth and around the services as the detail shows.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Advice
Looking after the joints
Regular inspection catches problems early. Specifically:
- Keep general-purpose fillers away from compartment walls
- Report damaged or disturbed seals as soon as they’re spotted
- Ask the designer to confirm details early on refits
- Get seals inspected before ceilings and boxing close
Store the specified product details somewhere the next contractor can find them. Anyone resealing later needs to know which product and detail were used.
Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.

Building owners, agents and FMs in Ealing
Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Ealing can form part of a wider programme across Greater London.
For main contractors, we work as the sealant subcontractor. Programme, specification and site rules come first, and our applicators hold CSCS cards.
Your questions answered
Can you work around term dates at a campus such as University of West London?
Yes. We plan campus work around teaching, exams and residence turnarounds. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.
Does your area include sites such as Phoenix Trading Estate, near Ealing?
Yes. Estates, retail parks and business parks around Ealing, Phoenix Trading Estate among them, are all within reach. A few photographs and the unit address let us price the work.
Do you have third-party installer accreditation for fire stopping?
No. We are not members of a third-party fire-stopping installer scheme. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. Where a client or main contractor requires a scheme member, we’ll say so straight away rather than waste your time.
Can weather delay the job?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
What happens if old sealant might contain asbestos?
Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.
Do you take on multi-site work?
Yes. A group of buildings can go on one quote, and you deal with one contact throughout.
What will the job cost?
Each job is quoted on its own details. For yours, call the office on 01277 525 020 or send details through our quote form with a description of the work.
Where services cross fire walls in Ealing
Plenty of hotels sit less than 2 miles from Ealing. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. With tenants changing and fit-outs following, London buildings see service routes altered again and again. We install fire-rated sealant where it is specified and work within the building manager’s permit system.
At a college such as Ealing and West London College, less than half a mile east of Ealing, checking penetration seals after summer M&E works is good practice. For a unit at a site such as Phoenix Trading Estate, 1.3 miles south of Ealing, new power or data runs between office and warehouse can breach a compartment wall. Tenant changes at centres like Westway Shopping Park (2.5 miles north-west of Ealing) often mean new services through walls between units.

When to bring in a specialist
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
What affects the price in Ealing
What shapes the price:
- Location, for remote and island sites
- Which sealant the job calls for
- How much existing material needs removing
- Phasing around occupants
The product called for affects the cost, and so does the preparation. Access, phasing and site requirements come into it too.
What we need to price the job
A few photographs plus some basic facts will normally do. Please tell us:
- Where the site is, with the postcode
- Clear photos of the problem areas
- Your programme or deadline
- What the building is and how it’s used
For a fixed quote, ring 01277 525 020 or email us with the site address and an outline of the work. Our quote form is another easy route.
When something else is needed
We check first that sealant really is the fix. It won’t put right:
- Fire doors, dampers or other fire safety equipment
- Writing the fire-stopping specification
- Signing off or certifying a building’s fire stopping
If you’re not sure, just call the office on 01277 525 020 or use the quote form and we’ll give you a straight answer.
