Need sealant work in TW8?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

About commercial sealant contractors in TW8

Pricing a commercial reseal is a short process. Send photos, drawings or a schedule of the joints through our quote form. If the joints need seeing in person, a site visit comes first, followed by a fixed quote rather than an estimate that drifts. Site teams most often ask us about greasy, split joints in a kitchen or tea point and external beads that have gone brittle and cracked, on floor and threshold joints, washrooms and tea points and kitchen worktops and splashbacks.

Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.

  1. Send details through our quote form, or ask for a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. We check the work with you, and the 12-month guarantee starts.

Where commercial joints are in TW8

Shop fits, office refurbishments and hotel refits in towns such as Brentford, Northfields and South Ealing all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in TW8 are planned with access, loading and parking in mind.

Brentford: In a retail centre such as Kew Retail Park, 1.3 miles south-east of Brentford, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish. Premises within reach of Brentford station, less than half a mile to the west of Brentford, often have busy frontages where joints are seen by everyone passing.

Building owners, agents and FMs in TW8

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

Building owners and managing agents use us on sealant work across single buildings or whole portfolios around TW8. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Doing it in-house

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Leave it or put it right?

Before budgeting for new frames, cubicles or worktops, check whether it’s just the sealant. Often the fitting is sound and the joint is the only thing letting it down. Resealing usually costs far less than renewal, and we’ll say so if the frame or fitting is life-expired.

Questions to ask before you book

  • Their approach to joint depth and backing
  • The named product and why it was chosen
  • Who will actually carry out the work
  • What site paperwork they can supply

Signs you need commercial sealant contractors

If sealant tears through its centre, it has failed cohesively. Normally the movement was too much for the sealant chosen. The same product in the same joint tends to fail the same way.

Look out for the following:

  • Greasy, split joints in a kitchen or tea point
  • Black mould through washroom sealant that won’t clean off
  • Window and door perimeter joints that have cracked open
  • Hardened, chalky sealant on south-facing or exposed elevations

When something else is needed

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Cracking that needs a structural engineer to look at it
  • Water from a services leak rather than a joint
  • Broken glass or blown double-glazed units

Questions we’re asked in TW8

Do your applicators hold CSCS cards?

Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.

Is the old sealant taken out first?

Every scrap of failed sealant is removed before the new bead goes on. A bead laid on old silicone peels away and isn’t worth paying for.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

How long does a job like this take?

The duration is planned around your programme and the access we are given. We’ll give you an estimate of time on site when we quote.

Is it fine to apply new sealant on top of old?

No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Could the old sealant in an older building contain asbestos?

It’s possible in older buildings, especially those built before 2000. We ask to see the asbestos register or survey before disturbing old sealant, and if something is suspected, work stops until it’s tested.

How long will the new sealant last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
