Commercial sealant contractors in RM3: how it works
We have applied sealant on commercial sites for over 20 years: we’re CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. If your site needs RAMS, an insurance certificate or CSCS details, say so and we will confirm with the quote. We work on external facade joints, kitchen worktops and splashbacks and window and door perimeters, and the failures we’re asked to look at most are black mould through washroom sealant that won’t clean off and wall and floor joints that have lost their seal.
On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, with the work itself usually taking anything from part of a day on a short run of joints to several weeks on a large phased package.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, and a site visit is booked where it helps.
- Next comes a diagnosis and a fixed quote.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.

Where commercial joints are in RM3
Across RM3, from Harold Wood, Gallows Corner and Harold Park to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in RM3 are planned with access, loading and parking in mind.
Harold Wood: A hotel such as Palms Hotel, 0.8 miles to the south of Harold Wood, shows how much sealant a hospitality building has on show, from bathroom joints to the bar. Offices and shops close to stations such as Harold Wood station, under half a mile to the north-east of Harold Wood, tend to be busy all day, so sealant work is planned around opening hours.
Honest limits
A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be any of the following:
- Old mastic that tests positive for asbestos
- A dripping trap, valve or pipe behind a fitting
- Roof leaks that only look like a joint problem
Quoting for work in RM3
There’s no standard rate for sealant work, since sites vary so much. What we take into account:
- How accessible the joints are
- Whether old sealant has to be cut out first
- Backing rod, priming and other preparation
- Location, for remote and island sites
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.
Sending details for a quote
To price the job accurately, we need to understand the site. Send us:
- Whether an asbestos survey exists
- Whether the building will be occupied during the work
- Anything awkward about access or site hours
- Drawings or a marked-up plan, if available
Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. To get it moving, phone 01277 525 020 or send photos by email.
Signs you need commercial sealant contractors
A good share of the joints we inspect were topped up instead of being renewed. Fresh sealant won’t stick to the old bead underneath, so the top layer lifts, holds water and hides what’s going on. By the time it shows, there can be two or three layers to cut out.
Any of the following is a good reason to get the joints checked over:
- Black mould through washroom sealant that won’t clean off
- Greasy, split joints in a kitchen or tea point
- External beads that have gone brittle and cracked
- A top-up bead over failed sealant, now lifting
Commercial clients in RM3
If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.
We work for building owners and managing agents on everything from one building to a spread of sites. One quote can cover more than one site, so there’s one set of paperwork to deal with.
Site staff or a sealant specialist?
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
RM3: questions and answers
How soon can the area be used again?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
Do you check for asbestos before removing sealant?
It can, on some older buildings. So we check the register first and stop work on anything suspect until it’s tested.
Can one contractor look after sealant on all our buildings?
Yes. We regularly take on multi-site work and planned maintenance programmes.
Do you work for facilities managers and managing agents?
Yes. A large share of our work comes through facilities managers, managing agents and landlords. Tell us how you issue work and we’ll fit in.
Are you CHAS accredited?
Yes. We’re CHAS accredited and a Constructionline member.
Will your applicators have CSCS cards?
Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.
Will you just go over the old sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
