Our process
In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before we move to the next. Several jobs near Sandown can be grouped on one trip. Tell us your site hours and we will plan around them.
- Drawings, the sealant specification and your programme come to us for pricing.
- A fixed quote sets out the scope, the products and the sequence.
- Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
- Work follows the programme, area by area, as rooms and elevations become ready.
- Each joint is prepared, backed to depth and sealed in the product the specification names.
- We close out snagging and hand over with a 12-month guarantee.
What we need from you
- Send your site hours and access windows
- Move anything stored against the joints
- Share the asbestos register for older buildings
Quotes
We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To ask for one, phone 01277 525 020 or email a schedule or drawings.

About our construction mastic in Sandown
Since 2005 we’ve worked alongside main contractors, developers and fit-out firms. We price from drawings and the specification, agree the sequence with the site team and seal as areas are released. To price a package in Sandown, send drawings and the specification through our quote form. The enquiries we see most involve different trades sealing to different standards and new external sealant already peeling away, across internal decorators’ caulk, sanitary and kitchen joints and window and door perimeters. One point of contact handles commercial sealant work in Sandown from the first photographs to the final walk-round, for single jobs and planned programmes alike.
Building work in places the size of Sandown is normally small-scale: a handful of new houses, barn conversions, a school or hall extension. Small schemes still need window perimeters, facade joints and internal sealant done to the specification.
Work we carry out comes with a 12-month guarantee. Should something we installed fail, ring 01277 525 020 or email us and we’ll come back to it.

Cost factors for mastic packages
What shapes the price:
- Location, for remote and island sites
- How much existing material needs removing
- Whether the work must be split into stages
- The size and state of each joint
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.
What to include in your enquiry
We can often quote from photographs and a few details. It helps to include:
- The postcode of the building
- Clear photographs of the problem areas
- Approximate linear metres or a joint schedule
- Your programme or deadline
Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.
Questions about Sandown
Does a coastal location like Sandown affect which sealant is used?
It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Is Sandown too small for you to travel to?
Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.
What about RAMS and site documents?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.
Do you have public liability insurance?
Yes. We are fully insured, including public liability cover.
What will the job cost?
Every job gets its own fixed quote. For yours, speak to us on 01277 525 020 or email drawings and photos with a description of the work.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
Can you come in just for snagging?
Yes. We can work through a mastic snag list area by area before handover.
After the work
Once the work is signed off, a little attention goes a long way:
- Put any product change through the designer first
- Allow flexibility for external sealing in damp or cold weather
- Get the mastic subcontractor involved early in the programme
- Brief following trades on areas that have been sealed
Tell the builders’ clean team which areas have new sealant. Scrapers used on frames and worktops can nick or lift a new bead so keep them off the joints.
External joints sealed in poor weather are a common cause of early failure. Waiting for a dry joint and the right temperature is better than redoing work.
Should maintenance staff do it?
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
What we can’t put right
Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be one of these:
- Damage to finishes by other trades after we have sealed
- Frames fitted out of tolerance
- Defective windows, doors or glazing units (the supplier or installer’s job)
If in doubt, give us a call on 01277 525 020 or send details through our quote form and we will say what we think.

What else we do in Sandown
What the job involves on each surface
Internal decorators’ caulk
Acrylic caulk fills internal gaps around trims, boards and frames ahead of decorating. It’s for gaps that stay still and get painted, and we use a flexible sealant where there’s movement.
Bathrooms, en suites and washrooms
On multi-unit schemes, consistency matters across hundreds of bathrooms. One applicator team gives the same finish everywhere.
Construction mastic in Sandown: the local picture
Sandown is within about 1 mile of the coast. Coastal exposure means perimeter and cladding joints work harder than on an inland job, so we check the specified product suits the exposure before the first bead. The area within 2 miles of Sandown holds a good number of hotels. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up.
Historic houses such as Morton Manor (to the north-east of Sandown) are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products. Hotel extensions and refits, at places such as Chad Hill Hotel, less than half a mile to the north-east of Sandown, typically run between busy periods, so the sealing is squeezed into short windows. When units on a site such as Spithead Business Centre, 1.1 miles to the south-west of Sandown, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.
Sandown is about 10 miles south of Gosport, in the Isle of Wight. Any commercial site in Sandown is covered, for single jobs and planned programmes alike. We work across 125 places in the Isle of Wight. Our Portsmouth page has more on work in that area, about 11 miles away.
Commercial sites across PO36 and PO37 are covered. Streets here include High Street, Nunwell Street and Park Rise, and sites on any of them can send details for a fixed quote. Access to Sandown is via the A3055 and A3056, so getting applicators and materials to site is simple. If your building is just outside Sandown, we cover Lake (1 mile south-west), Yaverland (1 mile north-east), Adgestone (1 mile north), Alverstone (1 mile north-west) and Morton (1 mile north-east). Further afield, our area takes in Newport (7 miles north-west), Ryde (5 miles north), Cowes (10 miles north-west), Ventnor (5 miles south-west), East Cowes (9 miles north-west) and Oakfield (5 miles north). Among the larger centres in the Isle of Wight is Sandown, and we take on mastic packages for its commercial and public buildings. For island and remote sites, we plan travel and materials carefully.
