Joints that move: notes for Sandown
Sandown sits close to the coast, within about 1 mile. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so it pays to keep them sealed. Rainfall across the South East, Sandown included, is lower than in many parts of the UK. External joints still wait for dry conditions, and gritting in cold spells finds its way into open joints.
Office parks like Spithead Business Centre (to the south-west of Sandown) have decks, ramps and clad elevations whose joints take movement every day. At places like Whitecross Business Centre, 1.2 miles to the south-west of Sandown, joints are sealed a section at a time so operations carry on. Schools like The Bay Church of England School often have long brick elevations with movement joints that age quietly.
Sandown is about 10 miles south of Gosport, in the Isle of Wight. Across the PO36 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 125 places in the Isle of Wight, large and small. We also cover Portsmouth, around 11 miles from Sandown.
We cover the PO36 and PO37 postcode districts. Among the streets we cover are High Street, Nunwell Street and Park Rise. Access to Sandown is via the A3055 and A3056 among other routes. A short drive away, we cover Newport (7 miles north-west), Ryde (5 miles north), Cowes (10 miles north-west), Ventnor (5 miles south-west), East Cowes (9 miles north-west) and Oakfield (5 miles north). About our expansion joint sealing in Sandown
Internal floor joints take trolleys, pallet trucks and forklifts. Unsupported edges break up under wheels so the product has to suit both the traffic and the movement. If the arrises are already broken, we will say so before sealing. We work on podiums and floor movement joints, car park decks and ramps and brickwork movement joints, and the failures we’re asked to look at most are torn sealant in brick or block movement joints and leaks through car park deck joints onto the level below. Searching for sealant specialists in Sandown? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
Around Sandown, most floor and movement joint jobs are single buildings or yards, so we gather photographs and measurements first. That way the right materials come on the day and the job is done in one visit where possible.
A 12-month guarantee applies to all our work in the Isle of Wight. Should something we installed fail, phone 01277 525 020 or use the quote form and we’ll come back to it.

Building owners, agents and FMs in Sandown
Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.
If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Diagnose, treat, sign off
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For a site in Sandown, we plan so the whole job is done in one go where possible. Clear photographs and measurements help us bring the right products.
- Photos, joint lengths and drawings come to us, or we visit.
- Joint widths and expected movement are checked against what the sealant can take, and flag anything that needs an engineer.
- Old sealant and debris are cut out of every joint.
- Any broken arrises or friable edges are flagged before work goes further.
- The right sealant goes in at the right depth, bonded to the two sides only.
- Each area is handed back after its cure time, under our 12-month guarantee.
Preparing the site
- Have the specification and drawings to hand
- Move anything stored against the joints
- For older buildings, check the asbestos register before work

Leave it or put it right?
Some quotes just add sealant over the old bead. A bead over the old seal can’t bond or flex and soon lets go. We cut out the old seal and prepare the faces every time. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.
There’s no price list, since every building and every scope is different. Call for a quote and we will price your job on its own details.

What sets the cost
Before we quote, we look at:
- Any access equipment needed
- The total length or number of joints
- Travel to remote or island sites
- Whether the work must be split into stages
A quote for movement joints depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.
Sending details for a quote
The more we know, the firmer the quote. When you get in touch, include:
- Your programme or deadline
- Access details, including height
- Clear photographs of the problem areas
- Asbestos survey details if the building is older
Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.
Different surfaces, different methods
Cladding panel joints
We confirm what access is in place before pricing. Photos taken near the joints help us price accurately, or we visit if they don’t show enough.
Concrete and precast panel joints
Concrete edges can be weak or carry release agents that stop adhesion. Proper cleaning and primer where specified give a sound bond.

Your questions answered
Is Sandown off your patch?
Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.
Can you work on a hospital site such as Arthur Webster Memorial Hospital for Children?
Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
How long will the joint resealing take?
The metres of joint, the access and the amount of removal decide it. Typically it takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing.
Do you need to see the site first?
Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit.
Can you fit around our working hours?
Mention the site’s hours and access windows in your enquiry, and we will plan around them. Our office runs Monday to Friday, 8am until 5pm.
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
Can you work while the building is occupied?
Normally, yes. We phase the work so most of the building stays in use.
Looking after the joints
Keep the joints in good shape with a few simple steps:
- Keep product details with the building records for the next reseal
- Act on the first tear or lifting edge rather than waiting
- Inspect exposed joints once the cold weather has passed
- Put movement joints on the planned maintenance inspection round
Debris does more harm to joint sealant than most people realise. Grit trodden or driven into the joint works at the surface until it tears and decks and floors suffer most. A routine sweep is the simplest protection.
Rain gets into walls through torn brick and block movement joints. The first sign is often a damp patch indoors by which time the joint has been open for a while. Resealing promptly prevents internal damage.
