Commercial sealant contractors across Perth and Kinross: what to expect
Getting a price for commercial sealant contractors in Perth and Kinross doesn’t need to be drawn out. Send photos, drawings or a schedule of the joints through our quote form; you can also call 01277 525 020 or email the details over with the details. Where the photographs don’t tell the full story, we arrange a site visit. We work on kitchen worktops and splashbacks, movement joints in walls and floors and washrooms and tea points, and the usual reasons a site gets in touch are water staining near frames, panels or ceilings and expansion joints with the sealant torn out.
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- We check the work with you, and the 12-month guarantee starts.

What’s near Perth
Locally, jobs take us to sites close to Public House, St John's Academy and Perth High School. Perth’s nearest station is Perth station, roughly 0.7 miles south-east. Nearby you’ll also find Murray Royal Hospital (1.2 miles east) and Balhousie Castle (0.6 miles north-east). For a walk, there’s St Magdalene's Hill.
Shops, offices and hotels in Perth and Kinross
Commercial buildings across Perth and Kinross range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so mastic work on shared parts may come through the factor. Parts of Perth and Kinross lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.
Perth: Shops and cafés around stations like Perth station (to the south-east of Perth) trade from early, so work is timed around them. If you look after units at a retail site such as St Catherine's Retail Park (less than half a mile east of Perth), shopfront perimeters and shop-fit joints are where a matched colour shows.
When something else is needed
Part of a good diagnosis is knowing where sealant stops. We will tell you if the real problem is any of the following:
- A dripping trap, valve or pipe behind a fitting
- Suspect materials that need testing and specialist removal
- Faulty windows rather than failed perimeter sealant
What we’re called out for in Perth and Kinross
In wet areas the enemy is usually mould rather than movement. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant; when mould is in the body of the sealant, no cleaner will shift it. Replacement with a sanitary anti-mould silicone is the lasting answer.
Things that usually lead to an enquiry:
- Frame mastic that has hardened and come away from the wall
- Weathered facade sealant that no longer flexes
- Smeared sealant across finishes from a rushed job
- Gaps behind commercial kitchen worktops and sinks
Keeping the joints sound
Once the work is signed off, these steps help:
- Check the asbestos register before anyone disturbs old sealant in an older building
- Note dates and locations of sealant work for future planning
- Deal with small splits before they become leaks
- Keep barriers up until the new sealant has cured
Brief your cleaning team on the joints that have been resealed. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces, while a neutral cleaner and a soft cloth do no harm.
Once sealant fails in a movement joint, grit and debris get in. With nothing soft to close against, the materials either side take the load and start to break up. That turns a sealant job into something bigger.
How the job changes by surface
Washrooms and toilets
Washroom joints take water, cleaning chemicals and constant use. We cut out mouldy or split beads and reseal in anti-mould sanitary silicone.
Window and door perimeters
Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
Why act early?
It can be tempting to hold sealant work back until the next refurbishment. That’s reasonable for internal joints that are just tired-looking, but external and wet-area joints that already leak shouldn’t wait. Splitting the scope into now and later is often the sensible compromise.
What your quote should include
- Whether old or failed sealant will be cut out, not overlaid
- The terms of the workmanship guarantee
- What level of public liability insurance do they hold?
- How they handle RAMS and site documents
Common questions from Perth and Kinross clients
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
When can the area be used after sealing?
We’ll confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.
How long does a typical visit take?
It depends on the scope, but the work typically takes a few hours for one area, or a planned series of visits across a bigger building. Larger or phased jobs take longer, and we will give you a timescale with the quote.
Does commercial sealant work come with a guarantee?
Our workmanship on each job is backed by a 12-month guarantee. We’re fully insured for public liability as well.
Do you cover Perth and Kinross?
Yes. We take on work across Perth and Kinross.
Do your applicators hold CSCS cards?
Yes. Our applicators hold CSCS cards, which many sites require.
How do you choose the sealant?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
