Fire stopping across Perth

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Site staff or a sealant specialist?

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Fire stopping in Perth

The test standards are BS EN 1366-3 for penetration seals and BS EN 1366-4 for linear joints. A rating such as EI 60 only holds when the product is installed as it was tested. Reproducing the tested arrangement on site is the part we take care of. If you have seals disturbed by maintenance and left open and improvised or mixed-product fire seals, we can put it right, on cable penetrations, pipe penetrations and joints between fire-resisting walls and floors alike. For commercial sealant work in Perth, you deal with one contact from quote to sign-off, whether it’s one building or several.

Towns the size of Perth have schools, care homes, health centres and offices divided into fire compartments. The Scottish Technical Handbook expects penetrations to be fire stopped to the wall or floor’s fire resistance duration, using products tested for how they’re actually used.

We stand by our work: 12 months, guaranteed. That covers our preparation and application.

Leave it or put it right?

Open service penetrations matter on ordinary days, not just in a fire: smoke, noise and draughts pass through them every day. The specified fire seal closes the gap for all of these and the building feels the difference. In Perth, rain and frost work into any failed joint, so small failures grow. Catch it early and it stays a sealant job.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

From enquiry to sign-off

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. Jobs in Perth are planned with two things in mind: the forecast for external joints and the building’s hours for internal ones. Send photos or drawings and we will quote and plan to suit.

  1. First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Small ducts

Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Larger or fire-rated ductwork normally needs a different solution set by the designer, and we’ll say if that applies.

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. An oversized hole may be outside the sealant’s range and we’ll tell you what the detail says instead.

Your questions answered

How do Scotland’s building standards affect fire-rated sealant in Perth?

Under Scotland’s non-domestic Technical Handbook (clause 2.1.14), service penetrations should keep at least the wall or floor’s fire resistance duration, using products tested for their end use. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.

Do you work on fire-rated sealing in hotels in Perth?

Yes. We install fire-rated and intumescent sealant where it is specified. It goes in to the manufacturer’s tested detail for the wall or floor and the services passing through, and we’ll tell you if the detail calls for a collar, wrap or batt instead.

How do we ask for a quote?

The quote form is the simplest route, though you can also call 01277 525 020 or email drawings and photos. Photos, drawings or a joint schedule help us quote quickly.

Is colour matching possible?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

Can staff carry on working while you are here?

Usually, yes. We phase the work so most of the building stays in use, with each area protected and signed.

When can you be on site?

We’re in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Compartment walls and floors in Perth

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail. Perth has plenty of hotels close by, all within 2 miles. In hotels, bedroom and corridor walls are typically fire-resisting, so services added in a refit need sealing with the specified product.

Holiday works at schools like Perth High School often leave service openings to seal before pupils return. Refits at places like St Catherine's Retail Park, under half a mile east of Perth, often reroute services through walls between units.

Cost factors for service penetrations

Quotes vary with the job. Expect it to depend on:

  • The product specified
  • The size and state of each joint
  • Distance, for remote addresses
  • Working within restricted access windows

The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

What to include in your enquiry

However big the job, these details speed things up:

  • What the building is and how it’s used
  • Access details, including height
  • Whether an asbestos survey exists
  • Your programme or deadline

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, speak to us on 01277 525 020 or email drawings and photos.

What we are called out for in Perth

Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Movement in the frame or slab can open the joint, and the wrong product can split as a result. The tested detail for a linear joint states the width and movement it covers.

Any of the following is a good reason to get the joints checked over:

  • Fire-stopping items raised at inspection or handover
  • Damaged fire seals in risers and voids
  • Open linear gaps along the top of fire-resisting walls
  • Improvised or mixed-product fire seals

At a healthcare site like Perth Royal Infirmary, less than half a mile south-west of Perth, new services through compartment walls are a constant, and each needs the specified seal.

Before you book anyone

  • Whether primer will be used where the manufacturer specifies it
  • The terms of the workmanship guarantee
  • Which product they’ll use, and why it suits the joint
  • How joint depth will be controlled
