Commercial sealant contractors in N6: how it works

On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey, because the duty to manage asbestos sits with the dutyholder. If a material is suspected, work stops until it’s tested, and we don’t remove asbestos-containing materials ourselves. The enquiries we see most involve leaks that seem to come through a sealant line and messy, uneven beads from earlier work that let the building down, across movement joints in walls and floors, external facade joints and kitchen worktops and splashbacks.

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.

  1. First, details reach us through the quote form or a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Near you in Highgate

You will also find St Aloysius RC College (under half a mile south-east), Highgate United Reformed Church (less than half a mile south-west) and Whittington Park (0.9 miles south-east). For rail, the closest station is Upper Holloway station, about 0.9 miles south-east. Commercial sealant contractors across N6: the area picture

From Upper Holloway, Highgate and Fortis Green outwards, N6 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in N6 are planned with access, loading and parking in mind.

Highgate: A business with units at Bush Industrial Estate and Regis Road Business Park needn’t use two contractors for its sealant. Offices and shops close to stations such as Upper Holloway station, 0.9 miles south-east of Highgate, tend to be busy all day, so sealant work is planned around opening hours.

What we’re called out for in N6

In wet areas the enemy is usually mould rather than movement. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead, and once established it rarely cleans out. Replacement with a sanitary anti-mould silicone is the lasting answer.

Most enquiries start with one or more of the following:

  • Sanitary sealant that has gone black and patchy
  • Window and door perimeter joints that have cracked open
  • Smeared sealant across finishes from a rushed job
  • Layers of sealant, all of them failing

General trades versus a specialist

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

When it isn’t the sealant

Being straight saves everyone time. Fresh joints won’t solve:

  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)
  • Broken glass or blown double-glazed units
  • Cracking that needs a structural engineer to look at it

Cost factors for sealant joints

Each job is priced on its own details. The things that drive the figure:

  • How much existing material needs removing
  • Location, for remote and island sites
  • Which sealant the job calls for
  • The total length or number of joints

Pricing sealant joints depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.

Details that help us quote

However big the job, the same details help:

  • The type of building and who uses it
  • The asbestos register, for older buildings
  • Rough lengths or quantities, or drawings if you have them
  • Photos of the joints, close up and from further back

A handful of photos and a postcode is the fastest way to a quote. Upload them with the quote form, or speak to us on 01277 525 020 or email the details over to discuss it first.

Your questions answered

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Does commercial sealant work come with a guarantee?

Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.

Can you take on work for an FM or managing agent?

Yes. FMs, managing agents and landlords are among our regular clients, alongside main contractors. Tell us how you issue work and we’ll fit in.

Is the old sealant taken out first?

Full removal is part of every quote. Sealing over traps water and lifts once the joint moves.

How many days will you need on site?

It depends on the scope, but the work usually takes anything from part of a day on a short run of joints to several weeks on a large phased package. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

Does weather matter for sealant work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
