Commercial sealant contractors in NW1: how it works

Pricing a commercial reseal is a short process. Send photos, drawings or a schedule of the joints through our quote form. Where the photographs don’t tell the full story, we arrange a site visit, and a fixed quote for the agreed scope follows. The enquiries we see most involve layers of sealant, all of them failing and gaps behind commercial kitchen worktops and sinks, across window and door perimeters, movement joints in walls and floors and external facade joints.

Occupied buildings need a little choreography. We sign and contain the area we’re in, with routes through the building left open and move on in phases so staff and visitors can carry on around us.

  1. We start with the evidence: photos, drawings or a look on site.
  2. A fixed quote follows, with removal and preparation included.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.

Commercial sealant contractors across NW1: the area picture

Shop fits, office refurbishments and hotel refits in towns such as Bloomsbury, Islington and Kings Cross all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in NW1 are planned with access, loading and parking in mind.

Camden Town: For tenants and agents on sites such as Regis Road Business Park, which lies north of Camden Town, office fit-outs, reception joints and window perimeters are the usual sealant work. Units at places like Brunswick Centre, 1.3 miles south-east of Camden Town, are refitted as brands change, and the joints have to suit each new scheme.

Different surfaces, different methods

Window and door perimeters

The perimeter joint between a frame and the structure keeps rain out of the reveal. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Facade and cladding joints

Facade joints move every day as panels warm and cool. The product has to suit the movement, and the depth has to be controlled with backing. We confirm the access in place before we quote.

After the work

Keep the joints in good shape with a few simple steps:

  • Keep barriers up until the new sealant has cured
  • Brief cleaning contractors to avoid scourers and blades on sealant
  • Put external and wet-area joints on a regular inspection round
  • Ask fit-out and M&E contractors to report any sealant they disturb

We stand behind the workmanship with a 12-month guarantee. Keep the handover details with your O&M or maintenance records.

Occupiers often notice failing sealant before the facilities team does, and in a hotel, office or shop it makes the whole space look neglected. Replacing it on a planned cycle keeps complaints down.

Common problems we fix in NW1

The wrong sealant in the wrong place is a common cause of early failure. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade will all fail early. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason, and many specifications refer to it.

Most enquiries start with one or more of the following:

  • A top-up bead over failed sealant, now lifting
  • External beads that have gone brittle and cracked
  • Smeared sealant across finishes from a rushed job
  • Greasy, split joints in a kitchen or tea point

Cost factors for sealant joints

Quotes vary with the job. Expect it to depend on:

  • Which sealant the job calls for
  • Phasing around occupants
  • Backing rod, priming and other preparation
  • Site requirements such as inductions and permits

Pricing sealant joints depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.

Before you send an enquiry

Diagnosis starts before we arrive. Let us know:

  • When you need the work done
  • The postcode of the building
  • Photos of the joints, close up and from further back
  • Specification clauses that apply

Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. To get it moving, phone 01277 525 020 or email the details over.

Leave it or put it right?

On many buildings the mastic was done by whichever trade was on site. A specialist applicator takes care of product choice, joint depth and preparation. You notice the difference years later, not on the day.

FAQs: NW1

How long do sealant joints last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

Can areas stay open during the work?

Phased work can be planned so areas stay in use. We plan around the site hours and access windows you give us.

Do you work directly for building managers?

Yes. FMs, managing agents and landlords are among our regular clients as well as contractors. Tell us how you issue work and we will fit in.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we’ll price the work to it, flagging anything that needs clarifying.

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Is the old sealant taken out first?

Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts; the faces are then cleaned and prepared.

What about asbestos in old mastic?

In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.
