How commercial sealant contractors works in N3
On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey, since managing asbestos is the dutyholder’s responsibility. Anything suspect is left alone until it has been tested, and we don’t remove asbestos-containing materials ourselves. We work on washrooms and tea points, movement joints in walls and floors and external facade joints, and the usual reasons a site gets in touch are damp patches where an external joint has failed and wall and floor joints that have lost their seal.
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- We start with the evidence: photos, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- We agree the order of work, access windows and site hours with you.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.

Commercial sealant contractors across N3: the area picture
Shop fits, office refurbishments and hotel refits in towns such as Finchley, East Finchley and Church End all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.
We work across Greater London and the South East counties, so jobs in N3 are planned with access, loading and parking in mind.
Finchley: Shopping centres and retail parks such as Grand Arcade (to the north of Finchley) see a steady turnover of shop fits, each leaving joints where colour and finish matter. Sites a few miles apart, such as Finchley Industrial Centre and Friern Bridge Retail Park, can share one programme and one point of contact.
Honest limits
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Leaks from pipework, wastes or valves (that’s plumbing)
- Cracking that needs a structural engineer to look at it
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
Different surfaces, different methods
Washrooms and toilets
Washroom joints take water, cleaning chemicals and constant use. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, phasing the rooms so not every toilet is closed at once.
Commercial kitchens and tea points
Gaps and ragged beads trap dirt that cleaning can’t reach, and cleanability is part of what an inspector looks at. We seal to a neat, cleanable finish and work around service times you agree with us.
Quoting for work in N3
Sealant work doesn’t have a standard rate, because every site is different. What we take into account:
- The site’s rules and procedures
- Travel to remote or island sites
- Removal of failed or old sealant
- Specialist products, such as fire-rated or hygienic sealants
Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.
What we need to price the job
Diagnosis starts before we arrive. Let us know:
- The type of building and who uses it
- Drawings or a marked-up plan, if available
- Photos of the joints, close up and from further back
- Whether an asbestos survey exists
Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.
Site staff or a sealant specialist?
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
Keeping the joints sound
Problems stay small when the joints are checked regularly. In particular:
- Note dates and locations of sealant work for future planning
- Keep barriers up until the new sealant has cured
- Add sealant to the planned maintenance inspection list
- Keep washroom and kitchen extraction working
We stand behind the workmanship with a 12-month guarantee. Keep the handover details with your O&M or maintenance records.
Sealant rarely fails all at once across a building. A few splits this year normally mean more next year so the whole run is worth inspecting. We will tell you which sealant joints need doing first and which can wait.
N3: questions and answers
How is commercial sealant work priced?
The main factors are metres of joint, removal, access, the product and how many phases there are. For a fixed quote, send details through our quote form.
Is your work guaranteed?
It’s backed by our 12-month guarantee. Should a joint we sealed give trouble during those 12 months, let us know and we’ll look at it.
Is failed sealant stripped out, or sealed over?
Every scrap of failed sealant is removed before the new bead goes on. Sealing over traps water and lifts once the joint moves, so it isn’t something we do.
Is N3 in your area?
Yes. N3 falls within our area, and the simplest way to start is to phone 01277 525 020 or email a schedule or drawings.
Which sealant will you use?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Is it fine to apply new sealant on top of old?
No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
How do you keep disruption to occupiers down?
That comes down to planning: we agree access windows, phase the work and keep enough facilities open. Let us know what can’t close and we’ll work around it.
