Commercial sealant contractors across N12: what to expect

If you look after more than one building, a single sealant contractor saves a lot of chasing. We take on one-off reseals, runs of jobs across a portfolio and planned maintenance programmes: send details, get a fixed quote, we seal, and a 12-month guarantee once it’s signed off. To get a programme moving in N12, ring 01277 525 020 or email us with the site addresses. The enquiries we see most involve external beads that have gone brittle and cracked and messy, uneven beads from earlier work that let the building down, on kitchen worktops and splashbacks, movement joints in walls and floors and window and door perimeters.

Before we leave any area, we remove the tape, clean down and inspect every joint. Where the sealant needs time to cure before use, we tell you and sign the area.

  1. We start with the evidence: photographs, drawings or a look on site.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.

What you’ll pay

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. Smaller jobs need nothing more than photographs and a few notes.

Near you in Whetstone

In Whetstone, that means premises near Queenswell Infant & Nursery School, Francis Skaryna Belarusian Library and Museum and Three Horseshoes pub, among other places. You’ll also find Finchley Catholic High School (0.5 miles south-west), Swan Lane Open Space (under half a mile west), Church of St John (under half a mile north-west) and Woodhouse College (1 mile south). Whetstone’s nearest station is Oakleigh Park station, roughly 0.8 miles north. Well-known places in the area include Grand Arcade (0.9 miles south) and Francis Skaryna Belarusian Library and Museum (0.9 miles south-west). For a walk, there’s Highgate Hill and Barfield Allotments Nature Park.

Commercial premises across N12

The commercial stock in N12 mixes older town-centre buildings with newer offices and units, in places such as Finchley, Whetstone and Friern Barnet and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

We work across Greater London and the South East counties, so jobs in N12 are planned with access, loading and parking in mind.

Whetstone: Industrial estates such as Finchley Industrial Centre, 0.6 miles to the south-west of Whetstone, have offices, trade counters and welfare areas whose sealant ages like any other building’s. Access in Whetstone needs thought: the ULEZ covers all of Greater London, and loading and parking are rarely simple.

Leave it or put it right?

Reactive resealing, a leak at a time, tends to cost more overall than a plan. A planned programme groups work by building or area, cuts repeat visits and gives you a budget figure. We can help you prioritise, starting with the joints most likely to let water in.

What your quote should include

  • Proof of insurance
  • How the joint faces will be prepared and primed
  • How long is the guarantee, and what does it include?
  • Whether old or failed sealant will be cut out, not overlaid

Surface by surface

Facade and cladding joints

Panel joints on cladding and rendered facades open and close with the temperature. The product has to suit the movement, and the depth has to be controlled with backing. We confirm the access in place before we quote.

Shop fronts and retail fit-outs

In retail, sealant is on show. Counters, display units, shopfront frames and floor trims all need a neat line, often in a colour to suit the brand finish. Colour options are confirmed with the quote.

When to bring in a specialist

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

What sealant work can’t fix

We check first that sealant really is the fix. It won’t put right:

  • Suspect materials that need testing and specialist removal
  • Structural cracks or movement the joints weren’t designed for
  • A dripping trap, valve or pipe behind a fitting

What sets the cost

A fixed quote reflects the actual work. It allows for:

  • How accessible the joints are
  • Whether the work must be split into stages
  • Site requirements such as inductions and permits
  • Removal of failed or old sealant

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

What we need to price the job

We can often quote from photographs and a few details. It helps to include:

  • Where the site is, with the postcode
  • Access details, including height
  • Clear photographs of the problem areas
  • Approximate linear metres or a joint schedule

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Questions about N12

Are you CHAS accredited?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Could the old sealant in an older building contain asbestos?

It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.

How long will the new sealant last?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

How do we get a quote?

The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.

Do you work directly for building managers?

Yes. You send the details, we return a fixed quote, and the job is done and signed off.

Can you work to our specification?

Yes. We follow the specification, along with the manufacturer’s installation guidance.
