About our coloured sealant in East Finchley

Matching to anodised or powder-coated frames is a common request. The frame colour is checked against the sealant’s standard range, and you approve the choice. Where nothing in the range is close enough, a paintable hybrid or PU sealant may be an alternative, if the joint and specification allow. If you have a run of joints in mismatched shades and failed coloured sealant that has split or peeled, we can help, on powder-coated and anodised frames, office fit-out finishes and cladding panels alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in East Finchley, that means joint design, primers and backing rod as standard.

Around East Finchley, as across the capital, commercial buildings range from converted period premises to recent office and mixed-use blocks, so one job can involve stone, brick, powder-coated frames and laminate in a single visit. The right product goes on each, in a colour chosen to suit where the joint is seen.

A 12-month guarantee applies to all our work. Should something we installed fail, ring 01277 525 020 or email drawings and photos and we will come back to it.

Site staff or a sealant specialist?

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

After the work

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Note which sealant colour was used where
  • Avoid abrasive pads on coloured sealant
  • Check a trial length in real light
  • Ask contractors to check the colour before resealing

Use gentle cleaning methods on coloured sealant. Harsh chemicals and scouring can change how the colour looks over time.

Include coloured joints in a planned maintenance cycle. Replacing them on a schedule keeps finishes looking right.

East Finchley: questions and answers

Can you cope with the access rules in a London building?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Say when the building is occupied and when it’s quiet, and we will plan accordingly.

Do hotels near East Finchley have to close for sealant work?

In the majority of cases no closure is needed: we work room by room or floor by floor. Housekeeping and our team agree each day’s rooms.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Are you insured?

Yes. We are fully insured, and the certificate can go with your quote.

Can you work while the building is occupied?

In most cases, yes. Phased work can be planned so areas stay in use.

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and the quote will be based on it.

Do you need coloured sealant in East Finchley?

Failed sealant still has to be dealt with, whatever its colour: it can crack, peel or harden with age and movement. The fix is a full cut-out and a new bead in the right colour.

Typical triggers for a call:

  • Fit-outs with a sealant colour in the specification
  • Stained or mouldy coloured joints in washrooms
  • Standard-colour sealant spoiling a high-end finish
  • Coloured joints that have cracked with movement

If you have premises on more than one site, say at Finchley Industrial Centre and Friern Bridge Retail Park, one contractor and one quote can cover both.

Questions to ask before you book

  • How they handle RAMS and site documents
  • The named product and why it was chosen
  • Whether old or failed sealant will be cut out, not overlaid
  • What level of public liability insurance do they hold?

Sealant on show in East Finchley’s commercial buildings

East Finchley has at least three named business or industrial parks inside a 3-mile radius. Tenant changes on such sites bring fit-outs, and fit-outs bring new joints; brand colours often come into it. Contractor rules in London buildings can be strict, with inductions, permits and timed loading all normal. Our planning starts from those rules rather than working round them later.

A unit on an estate like Finchley Industrial Centre, 2 miles to the north of East Finchley, typically has an office front, a trade counter and staff facilities with joints of their own. In a retail centre such as Grand Arcade, which lies north of East Finchley, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish.

East Finchley is about 5 miles north of Marylebone, in Greater London. We cover commercial sites throughout East Finchley, for single jobs and planned programmes alike. Our Greater London coverage takes in 764 places, from busy centres to rural villages. London is covered too, around 7 miles from East Finchley.

We take on colour-matched joints across the N2, N3 and NW11 postcode area, for business premises of every kind. For a building on Oak Lane, Maya Road and High Road or nearby, we can quote for colour-matched joints. Access to East Finchley is via the A1, so getting applicators and materials to site is simple. If your building is just outside East Finchley, we cover Hampstead Garden Suburb (1 mile south-west), Fortis Green (1 mile east), Temple Fortune (1 mile south-west), Muswell Hill (1 mile east) and Golders Green (2 miles south-west). Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Honest limits

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Paintable products in joints they aren’t suited to
  • Preventing all fading from sunlight and weathering
  • Colour variation across natural stone or brick that no single shade can match

If you’re not sure, just give us a call on 01277 525 020 or email drawings and photos and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Office fit-out finishes
  • Shop-fit joinery and counters
  • Natural stone and brick
  • Hotel bathrooms and public areas
  • Powder-coated and anodised frames
  • Cladding panels

Our process

Before we leave any area, we remove the tape, clean down and inspect every joint with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. Most London premises stay occupied while we’re on site, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

  1. We confirm the joint type and the product it needs.
  2. Your RAL reference, sample or photo is checked against that product’s colours.
  3. The nearest colour is agreed, with a sample bead where needed.
  4. We cut out the existing bead, clean and set the depth.
  5. Edges are masked and the coloured sealant applied and tooled.
  6. Masking comes off and the work is checked with you.
