Construction mastic for commercial buildings in Wick

Mastic tends to be one of the final packages before handover, which puts it right on the critical path. We work as a mastic subcontractor to main contractors and developers with projects in Wick. If you are dealing with different trades sealing to different standards and early adhesion failures on new external joints, we can help, on brick and block movement joints, cladding and panel joints and sanitary and kitchen joints alike. Looking for mastic applicators who cover Wick? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Sites near smaller places like Wick can mean longer travel, so the mastic is planned with as few trips as the job allows. Clear drawings, a programme and photographs let us bring the right sealants, primers and backing rod first time.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

When it isn’t the sealant

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Rework caused by others damaging completed areas
  • Joint design decisions that belong to the architect or engineer
  • Frame gaps too wide for sealant, which the installer needs to correct

If you’re not sure, just call 01277 525 020 or email a schedule or drawings and we’ll give you a straight answer.

What we seal

  • Brick and block movement joints
  • Sanitary and kitchen joints
  • Floor and skirting junctions
  • Window and door perimeters
  • Cladding and panel joints
  • Internal decorators’ caulk

Commercial clients in Wick

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

Our process

Tell us your site hours and access windows and we will plan around them. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. For a building near Wick, directions, keys and a contact on the day are worth sorting early. We’ll confirm the plan with the fixed quote.

  1. First we look at the scope on site or from drawings.
  2. A fixed quote sets out scope, products and phasing.
  3. Site paperwork is confirmed and our CSCS-carded applicators are inducted.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Any frame gaps or issues outside our scope are flagged to the site team.
  6. Final snagging is completed and the 12-month guarantee applies.

Preparing the site

  • Tell us your opening times and when work is allowed
  • For older buildings, check the asbestos register before work
  • Make sure the joints can be reached

Advice

General trades versus a specialist

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Common questions from Wick clients

Can being near the sea in Wick affect the sealant we need?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Is a smaller place like Wick outside your area?

No. Small places get the same service as large ones. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

How long does a job like this take?

It depends on the scope, though a typical visit usually takes a few days on a modest refurbishment and longer on multi-plot or multi-storey schemes. For bigger or phased jobs, we’ll set out a timescale with the quote.

Building and refurbishing in Wick

Wick is within about 1 mile of the coast. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Scotland has its own building regulations, and in Wick warrants come from the local authority verifier. The mastic follows the specification that goes with the warrant.

Hotel extensions and refits, at places such as Mackays Hotel (under half a mile west of Wick), typically run between busy periods, so the sealing is squeezed into short windows. School extensions, at buildings such as Wick High School, usually run to the summer holidays, mastic included.

Wick is in Highland. We cover commercial sites throughout Wick, for single jobs and planned programmes alike. Wick is one of 256 places we cover in Highland.

Commercial sites across KW1 are covered for mastic packages. Streets here include Market Street, Argyle Square and High Street. Access to Wick is via the A99 and A882 among other routes, so getting applicators and materials to site is simple. We also cover Whiterow (1 mile south), Staxigoe (1 mile north-east), Ackergillshore (2 miles north), Haster (3 miles west) and Reiss (3 miles north-west). Among the larger centres in Highland is Wick, and its commercial and public buildings are all within our area. Remote and island addresses take more planning, from travel and ferries to the weather, so mention the location when you speak to us on 01277 525 020 or email the details over.

Maintenance after handover

A few simple habits keep the new joints working:

  • Share drawings and the specification as soon as possible
  • Keep scrapers and abrasive pads off new beads
  • Keep product details for future maintenance
  • Plan external elevations with the weather in mind

Tell the builders’ clean team which areas have new sealant. Blades and abrasive pads are the commonest cause of damage at the final clean so keep them off the joints.

Sanitary joints that fail early become defects soon after occupation. Leaks behind showers and basins damage finishes and floors, leaving the remedial work to the contractor. Getting the product and preparation right first time avoids that.

Signs you need construction mastic in Wick

Swapping the specified sealant for a cheaper general-purpose product is a common cause of failure. A sealant that isn’t right for the substrate or the movement will fail ahead of time. We use what’s specified, and any substitute goes to you for acceptance.

It’s worth sending us details if you spot any of the following:

  • Window and door perimeters that won’t pass inspection
  • Oversized or tapered gaps around new frames
  • Old sealant on a refurbishment that needs stripping before new work
  • External joints sealed in damp or cold conditions that are now failing

For contractors refurbishing units at places like Wick Retail Park, 0.7 miles south-west of Wick, the mastic covers cladding panels, roller-door and window perimeters.
