How commercial sealant contractors works in KT1
Most of the buildings we seal stay open while we’re there. Tell us your site hours and access windows and we will plan around them. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. The enquiries we see most involve hardened, chalky sealant on south-facing or exposed elevations and gaps behind commercial kitchen worktops and sinks, across floor and threshold joints, window and door perimeters and external facade joints.
We schedule the visit to fit the site hours and access windows you give us. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- We check the work with you, and the 12-month guarantee starts.
How we quote
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

Where commercial joints are in KT1
Across KT1, from Kingston upon Thames, Surbiton and New Malden to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.
Around the motorway corridors of the South East, business parks and industrial estates are common, and we cover KT1 along with the rest of the region.
Hampton Wick: In a retail centre such as Bentall Centre, which lies east of Hampton Wick, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish. Trade counters and showrooms on estates such as Fairfield Trade Park, 0.8 miles to the south-east of Hampton Wick, need neat joints where customers see them.
When to bring in a specialist
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Work for main contractors and building owners
Building owners and managing agents use us on everything from one building to a spread of sites. Several sites can go on one quote, which keeps the paperwork simple.
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
How the quote is worked out
There’s no standard rate for sealant work, because every site is different. What we take into account:
- The product specified
- Location, for remote and island sites
- The site’s rules and procedures
- Any access equipment needed
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.
Sending details for a quote
Diagnosis starts before we arrive. Let us know:
- Drawings or a marked-up plan, if available
- Access details, including height
- A wide shot and a close-up of the area
- Any specification or named product
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, ring 01277 525 020 or send photos by email.
Why it fails
Plenty of failed joints were never sealed with the right product. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed all let go sooner than they should. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason, and many specifications refer to it.
Clients normally get in touch after noticing something like this:
- Untidy joints in a reception, shop floor or lobby
- Hardened, chalky sealant on south-facing or exposed elevations
- Frame mastic that has hardened and come away from the wall
- Sanitary sealant that has gone black and patchy
When something else is needed
Honesty saves time and money. New sealant won’t cure:
- Cracking that needs a structural engineer to look at it
- Faulty windows rather than failed perimeter sealant
- Water from a services leak rather than a joint
Your questions answered
Can weather delay the job?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
Is it OK to apply fresh sealant over existing beads?
Every failed bead is cut out completely. New sealant can’t grip the old bead, so laying over it never lasts; the faces are then cleaned and prepared.
Are you CHAS accredited?
Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
What do you need from us to quote?
The main factors are metres of joint, removal, access, the product and how many phases there are. For a fixed quote, send details through our quote form.
Who decides which product is used?
A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
How soon can the area be used again?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.
