Our commercial sealant contractors service in KT2

Sealant joints are easy to overlook until one lets water in, and on a working site that typically surfaces as a leak, a stain or a complaint from occupiers. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors with sites in KT2. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. Site teams most often ask us about layers of sealant, all of them failing and gaps behind commercial kitchen worktops and sinks, across kitchen worktops and splashbacks, external facade joints and floor and threshold joints.

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Shops, offices and hotels in KT2

Commercial buildings across KT2 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

We work across Greater London and the South East counties, and every job in KT2 starts with access, parking and site rules.

Kingston upon Thames: If you run a unit on an estate such as Fairfield Trade Park, 0.8 miles to the south-east of Kingston upon Thames, the trade counter, offices and staff facilities have joints to look after as well as the warehouse. Units at places like Bentall Centre, under half a mile to the south-west of Kingston upon Thames, are refitted as brands change, and the joints have to suit each new scheme.

What we’re called out for in KT2

In wet areas the enemy is normally mould rather than movement. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead; when mould is in the body of the sealant, no cleaner will shift it. Replacement with a sanitary anti-mould silicone is the lasting answer.

What tends to prompt an enquiry:

  • A top-up bead over failed sealant, now lifting
  • Wall and floor joints that have lost their seal
  • Weathered facade sealant that no longer flexes
  • Window and door perimeter joints that have cracked open

Quoting for work in KT2

Before we quote, we look at:

  • Specialist products, such as fire-rated or hygienic sealants
  • Any access equipment needed
  • Whether old sealant has to be cut out first
  • Distance, for remote addresses

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

Sending details for a quote

It doesn’t need to be a full survey. A few details are enough to get going:

  • How the joints are reached, and at what height
  • Your programme or deadline
  • What the building is and how it’s used
  • A wide shot and a close-up of the area

For a fixed quote, give us a call on 01277 525 020 or email drawings and photos with the site address and an outline of the work. You can also send details through our quote form.

Honest limits

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Roof leaks that only look like a joint problem
  • Cracking that needs a structural engineer to look at it
  • Leaks from pipework, wastes or valves (that’s plumbing)

Looking after the joints

To get the most from the new sealant:

  • Report cracked or peeling sealant early
  • Keep washroom and kitchen extraction working
  • Make sure contractors see the asbestos survey before cutting out old mastic
  • Keep a record of which joints were resealed and when

Good ventilation keeps wet-area sealant in better condition. Fans that are broken or switched off leave joints damp for longer. It’s worth having fans checked while the sealant is fresh.

Occupiers often notice failing sealant before the facilities team does, and it reflects on how the building is run. Replacing it on a planned cycle keeps complaints down.

Owners, agents and contractors

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

FAQs: KT2

Could the old sealant in an older building contain asbestos?

Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.

How long does a job like this take?

That varies with the scale of the job, though a typical visit normally takes part of a day on a small job and longer where several buildings or phases are involved. For bigger or phased jobs, we will set out a timescale with the quote.

What guarantee do you give on resealing?

Our workmanship on each job is backed by a 12-month guarantee. We’re fully insured for public liability as well.

Do you take on multi-site sealant work?

Yes, across South East England, Greater London and all of Scotland. Each site gets the same process and a single contact.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we’ll price the work to it, flagging anything that needs clarifying.

Is KT2 in your area?

Yes. We cover KT2, and the simplest way to start is to speak to us on 01277 525 020 or email drawings and photos.

Is failed sealant stripped out, or sealed over?

Every scrap of failed sealant is removed before the new bead goes on. Sealing over traps water and lifts once the joint moves, so it isn’t something we do.
