About our fire stopping in Mile End

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Other openings need collars, wraps, batts, pillows or boards. We use sealant where it is the specified product, and we tell you when a detail calls for something else. We work on pipe penetrations, linear gaps at wall heads and cable penetrations, and what we’re called in for most is seals that don’t match their tested detail and old intumescent sealant that has split away. A specialist sealant contractor works differently from a general builder: in Mile End, that means joint design, primers and backing rod as standard.

Taller residential buildings in London may fall under the Building Safety Act’s higher-risk regime, where fire-stopping records get close attention. We install what the designer or fire engineer has specified, and if you need records of the work, tell us and we will confirm with the quote.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

Why act early in Mile End

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. Putting it right is typically a modest job when the openings are accessible. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. In Mile End, each extra visit means more notices, permits and disruption, so cutting the old sealant out fully and doing it right once is the better route.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Penetration seals near Mile End

10 care or nursing homes sit less than 2 miles from Mile End. Care settings depend on compartmentation, so service penetrations made during maintenance or refurbishment need sealing with the specified product. In England, Approved Document B covers fire stopping of openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. We install whatever has been specified, to the product’s tested detail.

In a retail centre such as Anchor Retail Park, which lies west of Mile End, any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail. At a college such as Onelab College, 0.6 miles east of Mile End, checking penetration seals after summer M&E works is good practice.

What sets the cost

These are the things that shape the price:

  • Joint width, depth and condition
  • Distance, for remote addresses
  • Access and working height
  • Which sealant the job calls for

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.

Details that help us quote

A few photographs plus some basic facts will normally do. Please tell us:

  • Where the site is, with the postcode
  • Any dates the work must fit around
  • The type of building and who uses it
  • How the joints are reached, and at what height

A handful of photographs and a postcode is the fastest way to a quote. Upload them with the quote form, or call 01277 525 020 or email us to discuss it first.

What we’re called out for in Mile End

Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is how unsuitable products and improvised details end up in compartment walls.

Most enquiries start with one or more of the following:

  • Unsealed openings around new pipes and cables
  • Damaged fire seals in risers and voids
  • Fire sealant pulled out of the opening
  • Head-of-wall gaps with no fire seal

On a site such as Bow Triangle Business Centre, less than half a mile east of Mile End, every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product.

What your quote should include

  • Will RAMS and insurance details be available?
  • The named product and why it was chosen
  • How the joint faces will be prepared and primed
  • Whether old or failed sealant will be cut out, not overlaid

How to choose a sealant contractor

Common questions from Mile End clients

Can you cope with the access rules in a London building?

Yes. Inductions, permits and timed loading are routine for us in London. Share the building’s contractor rules and we’ll work to them. The ULEZ covers the whole of Greater London, which we allow for

Would you work within a site like Mile End Hospital?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

What’s the quickest route to a quote?

You can use the quote form on this site; alternatively, phone 01277 525 020 or send photos by email. Photos, drawings or a joint schedule help us quote quickly.

Do you seal on top of existing sealant?

No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Can weather delay the job?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Do you need to see the site first?

It depends on the job. Simple work can often be priced from photographs, while larger or less clear jobs get a site visit first.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

On site: what to expect

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before the next one starts. In Mile End, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

  1. We read the specification, drawings or penetration schedule you send.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Getting the site ready

  • For older buildings, check the asbestos register before work
  • Send your site hours and access windows
  • Tell staff and tenants when we will be in

Advice

Different surfaces, different methods

Masonry and concrete

Block walls and concrete floors are common substrates for penetration seals. Dust and debris are cleared from the opening, with backing added if the detail requires it.

Linear joints

Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed.

Doing it in-house

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
