Commercial sealant contractors in DA2: how it works

Inside a commercial building, sealant does a lot of quiet work: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Outside, it closes facade joints, frame perimeters and movement joints against the weather. Our applicators work on both the inside and the outside of the building, matching the sealant to the location instead of using one product throughout. Most enquiries involve sanitary sealant that has gone black and patchy and weathered facade sealant that no longer flexes, across movement joints in walls and floors, window and door perimeters and washrooms and tea points.

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes anything from part of a day on a short run of joints to several weeks on a large phased package, and we clear our waste as we work.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Old sealant is cut out completely, never sealed over.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. We check the work with you, and the 12-month guarantee starts.

Landmarks near Darenth

Recent enquiries here include premises near Darenth Country Park, Leigh Academy and Church of St Margaret of Antioch and the streets around them. Nearby too are Fox & Hounds pub (less than half a mile north-west) and Greenlands Primary School (under half a mile south-east). The nearest railway station is Farningham Road station, roughly 1.6 miles south-west of the centre. Well-known places in the area include Bluewater (1.5 miles north-east) and Darenth Park Hospital (1 mile north). Not far away are Wansunt Pit and Sawyers Lake.

Shops, offices and hotels in DA2

Shop fits, office refurbishments and hotel refits in towns such as Dartford, Temple Hill and Joyden's Wood all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.

London and the South East are among the drier parts of the UK, though outside work in DA2 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.

Darenth: Occupiers with premises at both Mills Trading Estate and Bluewater Shopping Centre could have the sealant at each handled under one quote. Offices and shops close to stations such as Farningham Road station, 1.6 miles south-west of Darenth, tend to be busy all day, so sealant work is planned around opening hours.

Why deal with it now?

Some managers wait for a fit-out before touching the mastic. For internal joints that are only cosmetic, that can make sense, but external and wet-area joints that already leak shouldn’t wait. We can seal the urgent joints now and leave the rest for the programme.

What your quote should include

  • Is the sealant right for the movement and the substrate?
  • The terms of the workmanship guarantee
  • Their approach to joint depth and backing
  • Their plan for phasing and protecting the area

Signs you need commercial sealant contractors

Plenty of failed joints were never sealed with the right product. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed will all fail early. BS 6213 gives guidance on choosing construction sealants, and many specifications refer to it.

It’s worth sending us details if you spot any of the following:

  • Frame sealant that has cracked, shrunk or pulled away
  • Leaks that seem to come through a sealant line
  • External beads that have gone brittle and cracked
  • Greasy, split joints in a kitchen or tea point

Honest limits

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Structural cracks or movement the joints weren’t designed for
  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)
  • Water from a services leak rather than a joint

Site staff or a sealant specialist?

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Sites in DA2 can sit alongside others in a wider programme.

FAQs: DA2

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

How many days will you need on site?

The duration is planned around your programme and the access we’re given. You’ll have an expected duration with the quote.

What do you need from us to quote?

Photos, drawings or a schedule of the joints are usually enough to start through our quote form. Where we need to see it, we’ll arrange a site visit, then send a fixed quote.

Is it OK to apply fresh sealant over existing beads?

Full removal is part of every quote. A bead laid on old silicone peels away and isn’t worth paying for.

Will you just go over the old sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Do you work directly for building managers?

Yes. Use our quote form to send the site details, or phone or email us, and we will confirm any paperwork you need with the quote.

What about asbestos in old mastic?

We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility.
