How mastic sealing works in Renfrewshire
Older blocks and commercial buildings can have mastic that contains asbestos. Before we disturb it, we ask to see the asbestos register or survey and if it’s suspected, work stops until it’s tested. We don’t remove asbestos-containing materials. We work on shopfronts below residential blocks, window and door perimeters on blocks and communal kitchens and washrooms, and the failures we’re asked to look at most are complaints coming in block by block and estate-wide sealant that is simply worn out.
Before we leave any area, the masking comes off, the area is cleaned and every joint is checked. Where the sealant needs time to cure before use, we tell you and sign the area.
- We inspect the joints, building by building, and record what has failed and why.
- A fixed quote follows, split by block or building if that suits you.
- Dates, areas and access are agreed so residents or tenants can be told in advance.
- We remove the old mastic completely and clean the joint faces back.
- Deep joints get backing rod, faces are primed if the manufacturer specifies it, then the joint is sealed and tooled.
- Completed joints are inspected and carry a 12-month workmanship guarantee.
What you will pay
Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

What’s near Paisley
Recent enquiries here include premises near Castlehead High School, St Luke's Church and Gallows Green, among other places. There’s a railway station in Paisley itself: Paisley Canal station. Other landmarks nearby include Riccartsbar Hospital (less than half a mile west) and Paisley Museum (0.6 miles north). For a walk, there’s Walls Loch and Neilston Pad.
Blocks and managed buildings across Renfrewshire
Renfrewshire has managed buildings of every age, from older blocks to new developments. We inspect the whole building first, so you know which joints need doing now.
The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, so we keep some flexibility in the dates. Renfrewshire includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Paisley: With historic buildings such as Pollok House (to the east of Paisley) in the wider area, owners of older properties around Paisley should expect mastic to need a product that suits old masonry. For owners of several units at places like Scotts Road Industrial Estate, which lies east of Paisley, one programme can deal with frame and external mastic across the lot.
Leave it or put it right?
A bead run over old mastic can look like a repair. It won’t grip the old sealant and soon comes away. Full removal and proper preparation is what lasts.
What your quote should include
- What level of public liability insurance do they hold?
- How the existing material will be dealt with
- Do they follow the manufacturer’s priming guidance?
- How long is the guarantee, and what does it include?
Doing it in-house
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Why it fails
In communal areas, joints take knocks from bins, bikes, buggies and deliveries, with joints near the floor and around doors suffering most. Regular cleaning wears them further.
If one of these sounds familiar, it’s time for a closer look:
- Movement joints with sealant missing
- The same joint failures repeated across a portfolio
- No planned programme for sealant
- Window mastic that has split and shrunk
Keeping the joints sound
To get the most from the new sealant:
- Start inspections with the most exposed faces
- List the paperwork your organisation requires when you send details
- Avoid piecemeal callouts where you can
- Make it easy for occupiers to report draughts
Encourage occupiers to report water or draughts at frames. Early reports catch failures before damage spreads.
Mastic fails gradually, then all at once in a wet spell. Resealing when cracking first shows avoids water damage and the complaints that come with it.
Different surfaces, different methods
Estate-wide resealing programmes
Consistent products and colours across an estate make future maintenance simpler.
Communal areas
Entrance doors, screens and corridor junctions in communal areas all have sealant joints. Tidy, sound joints keep them looking cared for.
Renfrewshire: questions and answers
Will you just go over the old sealant?
No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
How long does a typical visit take?
That varies with the scale of the job, though a typical visit typically takes one or more days per building, depending on the joint lengths and the access. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
What paperwork can you provide?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. We hold CHAS accreditation and Constructionline membership.
Which sealant will you use?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
Can you seal joints high up on a block?
It depends on the building. We agree access with you at quote stage so there are no surprises.
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.
Is mastic sealing guaranteed?
Our workmanship carries a 12-month guarantee and we hold public liability insurance.
