About commercial sealant contractors in PA2
Most of the buildings we seal stay open while we’re there. Work is scheduled around the site hours and access windows you give us. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. We work on external facade joints, kitchen worktops and splashbacks and movement joints in walls and floors, and the usual reasons a site gets in touch are messy, uneven beads from earlier work that let the building down and water staining near frames, panels or ceilings.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.

Landmarks near Paisley
We work on buildings around Castlehead High School, St Luke's Church and Gallows Green. There’s a railway station in Paisley itself: Paisley Canal station. Other landmarks nearby include Riccartsbar Hospital (under half a mile west) and Paisley Museum (0.6 miles north). The countryside around Paisley includes Walls Loch and Neilston Pad.
Commercial premises across PA2
From Paisley, Glenburn and Charleston outwards, PA2 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.
Our area covers every Scottish council area, PA2 included. Longer journeys are planned so each job is done in one go if at all possible.
Paisley: Trade counters and showrooms on estates such as Scotts Road Industrial Estate, 1.4 miles east of Paisley, need neat joints where customers see them. Shops and cafés around stations like Paisley Canal station, under half a mile north-east of Paisley, trade from early, so work is timed around them.
Doing it in-house
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Different surfaces, different methods
Commercial kitchens and tea points
Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. They’re degreased thoroughly before resealing, and a hygienic or food-safe sealant is used where food contact is possible.
Washrooms and toilets
Washroom joints take water, cleaning chemicals and constant use. We cut out mouldy or split beads and reseal in anti-mould sanitary silicone.
Honest limits
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is one of these:
- Walls or slabs moving more than any sealant can take
- Misted, cracked or failed glazing units (a glazier’s job)
- A failed roof covering or waterproofing membrane
What happens if it’s left?
Leaving a failed joint rarely saves money. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, and the bill then involves other trades. Dealing with it while the damage stops at the bead is the cheaper route.
Questions to ask before you book
- What level of public liability insurance do they hold?
- Will CSCS-carded applicators be on site?
- Are they CHAS accredited or on Constructionline?
- Which product they’ll use, and why it suits the joint
Maintenance after handover
Once the work is signed off, a little attention goes a long way:
- Keep washroom and kitchen extraction working
- Check the asbestos register before anyone disturbs old sealant in an older building
- Don’t let cleaning or traffic back on before the cure time is up
- Ask fit-out and M&E contractors to report any sealant they disturb
Good ventilation keeps wet-area sealant in better condition. Fans that are broken or switched off leave joints damp for longer, which is how mould gets back in. Your maintenance team can look at extract fans at the same time.
Sealant installed at the same time normally fails in sequence. The first failures are often a warning about the rest so the whole run is worth inspecting. We can assess the lot and suggest what to do now and later.
Questions about PA2
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Could the old sealant in an older building contain asbestos?
Some older mastics did contain asbestos. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested. HSE guidance on asbestos is a useful reference.
How long before the joints can be used?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.
What site paperwork can you provide?
We confirm documents at quote stage: most clients ask for RAMS, our insurance certificate and CSCS details. Our applicators are CSCS-carded.
Do you take on multi-site sealant work?
Yes, we can. Give us the sites and the scope at each, and we will put together a fixed quote and a sensible order of work.
Who decides which product is used?
A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
