Our commercial sealant contractors service in PA3
Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails, and on a working site that typically surfaces as a leak, a stain or a complaint from occupiers. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. We work on movement joints in walls and floors, window and door perimeters and external facade joints, and the failures we are asked to look at most are window and door perimeter joints that have cracked open and external beads that have gone brittle and cracked.
We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Work is phased around your occupiers where areas need to stay in use.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.
What affects the price in PA3
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.
Local landmarks in Linwood
Locally, jobs take us to sites close to 63 High Street pub, Linwood High School and Johnstone and the streets around them. Linwood’s nearest station is Johnstone station, roughly 1 mile south of the centre. Other landmarks nearby include Greenock Fire Museum And Heritage Centre (0.6 miles south-east) and Johnstone Castle (1.5 miles south). Green spaces nearby include Walls Loch and Walls Hill.
Commercial sealant contractors across PA3: the area picture
Commercial buildings across PA3 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. Our part is sealing to the specification, whatever the building.
Linwood: Refits at hotels like Lynnhurst Hotel, 1.3 miles to the south of Linwood, bring joints at vanity tops, bars and reception desks that guests see every day. If you run a unit on an estate such as Mossedge Industrial Estate, which lies east of Linwood, the trade counter, offices and staff facilities have joints to look after as well as the warehouse.
Maintenance after handover
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Report cracked or peeling sealant early
- On pre-2000 buildings, share the asbestos information before work starts
- Look at the sealant around anything that has been moved or replaced
- Respect the cure time before reopening an area
Put sealant on the planned maintenance checklist. Regular checks pick up small failures before they become leaks. Should something look amiss, you can phone 01277 525 020 or email drawings and photos and send a picture.
Tenants and staff spot black or split sealant quickly, and in a hotel, office or shop it makes the whole space look neglected. Replacing it on a planned cycle keeps complaints down.
Owners, agents and contractors
Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
What sealant work can’t fix
Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:
- A failed roof covering or waterproofing membrane
- Misted, cracked or failed glazing units (a glazier’s job)
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
What we’re called out for in PA3
Resealing over the top is a false economy we come across often. New silicone has nothing to key into so it soon peels and traps moisture against the joint. Getting back to a clean joint then means removing every layer.
It’s worth sending us details if you spot any of the following:
- Layers of sealant, all of them failing
- Window and door perimeter joints that have cracked open
- Weathered facade sealant that no longer flexes
- Movement joints packed with grit and debris
Different surfaces, different methods
Facade and cladding joints
Facade sealant failures can be hard to spot from the ground. Close-up photographs or a site visit tell us what’s needed, and we’ll confirm the colours available for the specified product.
Window and door perimeters
Internally, window boards and frame edges often have decorators’ caulk or silicone that has cracked. We use a paintable product where decorating follows and a silicone where it doesn’t.
FAQs: PA3
Are you CHAS accredited?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.
Does commercial sealant work come with a guarantee?
Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.
How many days will you need on site?
It depends on the scope, though a typical visit normally takes part of a day on a small job and longer where several buildings or phases are involved. For bigger or phased jobs, we will set out a timescale with the quote.
Is the old sealant taken out first?
Every scrap of failed sealant is removed before the new bead goes on. Sealing over traps water and lifts once the joint moves and isn’t worth paying for.
What about asbestos in old mastic?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and anything suspect is left until it has been tested.
Will you just go over the old sealant?
No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Will the building have to shut during the work?
It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we are sealing, until its cure time has passed.
