What we can’t put right
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- Old mastic suspected of containing asbestos, which must be tested and dealt with by a specialist first
- Glazing that needs replacing
- Substrate edges that need repairing first
Not sure which it is? You can call the office on 01277 525 020 or use the quote form and we’ll tell you honestly.
Surfaces we seal
- Communal kitchens and washrooms
- Window and door perimeters on blocks
- External wall and movement joints
- Shopfronts below residential blocks
- Communal entrances and stairwells
- Balcony and threshold joints
Mastic sealing in Craigends, done properly
Blocks are lived in, so access and disruption have to be thought through. Dates, areas and the order of work are agreed with you in advance so you can let residents know what is happening. Communal entrances and stairs stay usable while we work. If you have water getting in round frames after rain and brittle perimeter mastic across a building, we can help. Searching for sealant specialists in Craigends? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.
Outside mastic in Scotland needs dry joints and the right temperature, so work around Craigends is planned with the forecast. We agree a window with some flexibility.
Every job we finish is backed by a 12-month workmanship guarantee, in Craigends as everywhere else we work. If our installation lets you down in that time, we return and fix it.

Your questions answered
Is Craigends off your patch?
No. Places such as Craigends are covered as much as the big towns. We work across every Scottish council area. Where we can, we group nearby jobs to make the most of each trip.
Can you quote for a block close to Johnstone station?
Yes. Managing agents, landlords, property factors and housing associations are who this service is for. We work to your notice and access arrangements.
Is it fine to apply new sealant on top of old?
No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
How many days will you need on site?
That varies with the scale of the job, but the work normally takes anything from a day to a few weeks, depending on the number of buildings and joints. For bigger or phased jobs, we’ll set out a timescale with the quote.
Does the weather affect the work?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
How do you choose the sealant?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
What about access for upper-floor joints?
It depends on the building. How upper joints are reached is agreed before work is booked so there are no surprises.

When to call us in Craigends
Buildings move with temperature and moisture, and the sealant takes up that movement. If the joint or the product wasn’t suited to the movement, it splits long before it should.
Typical triggers for a call:
- Failed external movement joints
- Worn sealant at communal door frames
- Leaks at window and door perimeters
- Draught complaints from residents or tenants
If your remit includes a building such as Gryffe High School, frame and door mastic can be programmed for the holidays.
Questions to ask before you book
- Their public liability cover
- The named product and why it was chosen
- Their pre-qualification and accreditations
- How they’ll work around occupants
How the quote is worked out
A fixed quote reflects the actual work. It allows for:
- How much existing material needs removing
- Any access equipment needed
- Backing rod, priming and other preparation
- Specialist products, such as fire-rated or hygienic sealants
The specified product makes a difference, and so does the preparation. Access, phasing and site rules also count.
What we need to price the job
To price the job accurately, we need to understand the site. Send us:
- The postcode of the building
- Whether an asbestos survey exists
- When you need the work done
- The type of building and who uses it
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to call the office on 01277 525 020 or email us with what you know.

What the job involves on each surface
Planned maintenance
How long mastic lasts depends on exposure, movement and the product used. Inspecting joints regularly keeps programmes on track.
Estate-wide resealing programmes
Using the same products throughout keeps the estate consistent and easier to manage.
How a job runs
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself typically takes one or more days per building, depending on the joint lengths and the access, and we clear our waste as we work. Where we can, we combine work around Craigends with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.
- We check the asbestos register for older buildings and look at the joints.
- The products and programme are set out in a fixed quote.
- Failed mastic is removed completely.
- The joints are prepared and resealed with the right product.
- Buildings are completed in turn.
What we need from you
- Share your working hours and any access restrictions
- Tell us what induction or permit system the site runs
- Warn occupants and staff about the work
Request a quote

What happens if it’s left?
Sealing over failed mastic looks tidy for a while. It doesn’t bond and usually fails within a short time. Cutting out and resealing properly does it once. Around smaller places like Craigends, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Resealing early avoids that.
A quote for mastic joints depends on quantities, condition and access, and any specification that applies. Call for a quote.
