Construction mastic in Renfrewshire: how it works
Since 2005 we have worked alongside main contractors, developers and fit-out firms. Quantities come off the drawings, the sequence is agreed with the site manager and the work follows the trades. For construction mastic on a scheme in Renfrewshire, send drawings through our quote form, or phone or email us to talk it through. Most enquiries involve oversized or tapered gaps around new frames and a long mastic snag list close to completion, on internal decorators’ caulk, window and door perimeters and floor and skirting junctions.
We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.
- We price from the drawings, specification and programme you send.
- A fixed quote sets out the scope, the products and the sequence.
- Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
- We seal each plot or floor as it’s released to us.
- Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
- We close out snagging and hand over with a 12-month guarantee.

New build and refurbishment in Renfrewshire
Across Renfrewshire, including Paisley, Renfrew and Johnstone, construction ranges from housing and schools to offices, units and refurbishments. We seal perimeters, facade joints and internal sealant to the specification, on programme.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so mastic work on shared parts may come through the factor. Along the coast in Renfrewshire, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.
Paisley: For a contractor at a hotel such as Ashtree House Hotel, 0.7 miles north of Paisley, the mastic often has to be finished before a reopening date. For contractors at a school such as Castlehead High School, sealing has to be finished before term starts.
Building owners, agents and FMs in Renfrewshire
Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.
Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.
Site staff or a sealant specialist?
Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
Signs you need construction mastic
Wide, tapered or inconsistent gaps around frames are a common problem. Sealant has a range of joint widths it can cope with, so gaps outside that range need sorting by the installer first. We flag them early rather than filling them with sealant that won’t last.
Look out for the following:
- Different trades sealing to different standards
- Caulk cracking where joints are moving more than expected
- Missed perimeter joints on a new elevation
- Early adhesion failures on new external joints
Different surfaces, different methods
Fire-rated sealant where specified
Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the manufacturer’s tested detail. The design and sign-off of fire stopping sit with the designer, principal designer or fire engineer; we work to the specification and the manufacturer’s installation guidance.
External facade and movement joints
Movement joints in the facade are sealed with a product suited to the expected movement. Depth is controlled with backing rod so the bead bonds to two sides only.
Why deal with it now?
It helps to bring the mastic subcontractor in before the package is urgent. We can check joint widths, flag frames with gaps that won’t seal and confirm products against the specification rather than at the snagging stage. Called in at the end, the same issues surface during handover.
What your quote should include
- The terms of the workmanship guarantee
- Can the work be phased to keep areas open?
- Whether primer will be used where the manufacturer specifies it
- What level of public liability insurance do they hold?
Renfrewshire: questions and answers
How many days will you need on site?
That varies with the scale of the job, but the work normally takes anything from a day of snagging to several weeks of plot-by-plot sealing on a phased scheme. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
Will you stick to the specified products?
The specification decides the product, and we’ll raise it if something in it doesn’t suit the joint. Specifications often reference BS EN 15651 or BS 6213.
Is Renfrewshire in your area?
Yes. Renfrewshire is in our area. To discuss a job, ring 01277 525 020 or send photos by email.
Can you work while the building is occupied?
In the majority of cases, yes. Phased work can be planned so areas stay in use, with each area protected and signed.
Will you quote for a small job?
Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.
What does a mastic package normally include?
Window and door perimeters, internal decorators’ caulk where specified, sanitary joints, kitchens, movement joints and snagging. The scope follows your specification.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
