Mastrick: questions and answers

Do we have to stop operations in Mastrick while the joints are sealed?

Typically not: we work in sections and hand each one back once it has cured. Tell us which hours and entrances we can use and we’ll plan from there.

Can you work at a site such as Mastrick Shopping Centre, by Mastrick?

Yes, sites like Mastrick Shopping Centre are within our area, along with the rest of Mastrick. Send details of the unit and the work through our quote form for a quick quote.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

How long does a job like this take?

It depends on the scope, though a typical visit normally takes between a day and a number of days, set by the joint lengths, the edge condition and the phasing you need. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Do your applicators hold CSCS cards?

Yes. Our applicators hold CSCS cards, which many sites require.

Do you cover Mastrick?

Yes. We take on work across Mastrick, and the same phone number covers every area.

How we handle floor joint sealing in Mastrick

Most industrial slabs are divided into panels by saw-cut joints and construction joints, and every one of those joints is an exposed edge under hard wheels. We fill or seal them with a product matched to the traffic and the movement, so the arrises are supported and grit stays out. We work on construction joints, retail and showroom floors and forklift and pallet-truck routes, and the failures we are asked to look at most are saw-cut joints left open and packed with grit and broken arrises where pallet trucks cross. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Mastrick is the same: the right product in a properly prepared joint.

Scotland’s cities have multi-storey car parks, shopping centres, university and hospital estates, all with movement joints in decks, floors and walls. When the sealant goes, water and grit get in, and a Scottish winter makes it worse.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Slabs, ramps and loading bays in Mastrick

Mastrick is on Scotland’s drier eastern side. Freezing weather and salt still attack open external joints. Sealing them in drier months limits winter damage. Mastrick has at least three named business or industrial parks inside a 3-mile radius. Their warehouses, yards and car parks are exactly where joints take the most punishment.

Campuses like University of Aberdeen - Foresterhill Campus (to the east of Mastrick) mix old and new buildings, with movement joints wherever they meet. For a store at a site such as Mastrick Shopping Centre, which lies east of Mastrick, the service yard and goods-in area are where joints break down first.

Signs you need floor joint sealing in Mastrick

A slab keeps shrinking for a long time after it is cast, and the saw cuts are there so it cracks in straight, controlled lines. As the panels contract, the joints widen so a filler put in early may separate along one side.

Common reasons buildings call us in:

  • Chipped and spalling edges along forklift routes
  • Grimy joint lines spoiling a showroom floor
  • Cracked and crumbling joint fill
  • Saw-cut joints left open and packed with grit

At places like Mastrick Industrial Estate (under half a mile south-east of Mastrick), joints are sealed a section at a time so operations carry on.

What your quote should include

  • How joint depth will be controlled
  • Do they follow the manufacturer’s priming guidance?
  • What the guarantee covers, and for how long
  • What site paperwork they can supply

How to choose a sealant contractor

What affects the price in Mastrick

What shapes the price:

  • Specialist products, such as fire-rated or hygienic sealants
  • Site requirements such as inductions and permits
  • Quantities, in metres or numbers
  • Removal of failed or old sealant

The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

What we need to price the job

We can often quote from photos and a few details. Please tell us:

  • The product your specification calls for
  • Asbestos survey details if the building is older
  • Your programme or deadline
  • Anything awkward about access or site hours

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we’ll return a fixed quote that you can work with. For a chat about it beforehand, ring 01277 525 020 or send details through our quote form.

What sealant work can’t fix

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Level or flatness problems across the floor
  • Wide or random cracking that suggests a structural issue
  • Broken concrete either side of the joint

If you are not sure, just call the office on 01277 525 020 or send details through our quote form and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Forklift and pallet-truck routes
  • Retail and showroom floors
  • Loading bays
  • Saw-cut induced joints
  • Construction joints
  • Joints along racking aisles

Why act early in Mastrick

Duct tape or a general builders’ sealant can seem to buy some time. None of it is designed for wheel loads, and it normally ends up dragged across the floor. A product chosen for the traffic and movement does the job once. Scottish city buildings take plenty of rain, and failed external joints let it into stone walls and around frames. Resealing promptly protects the stone and the interior.

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we will explain how it’s made up.

What you get with us

  • Fully insured, including public liability cover
  • Workmanship guaranteed for 12 months
  • Work carried out by CSCS-carded applicators
  • CHAS accredited contractor

See our cost guide or our accreditations and insurance.

On site: what to expect

In a busy building, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. For premises in Mastrick, tell us about access times, shared entrances and any building rules, so the work can be phased and areas kept in use.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. Dust is extracted from the joint and primer applied where the manufacturer specifies it.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. We tell you when each zone can carry trucks again and move on to the next.

Before we start on site

  • Share your working hours and any access restrictions
  • Move anything stored against the joints
  • Explain the parking and delivery arrangements

Isolation joints at walls and columns

Perimeter and column joints get forgotten and fill up with dirt. We include them in the survey.

Semi-rigid joint fillers

For trafficked warehouse joints, semi-rigid fillers are common. We place them to depth and trim them level with the slab.
