About our washroom sealing in Mastrick

In a busy washroom, the sealant usually gives up long before the tiles or fittings. Around basins, urinals, cubicles, IPS panels and shower trays it takes water, soap, cleaning chemicals and knocks every day, and once mould grows into it, it can’t be scrubbed out. The fix is to remove it completely and reseal with sanitary silicone containing anti-mould additives. If you’re dealing with split or peeling sealant at shower trays and resealing that didn’t last because the old bead stayed, we can put it right. Whether you call it commercial sealant work, mastic application or joint sealing, in Mastrick it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

City hotels, restaurants and bars in Scotland need washrooms that look cared for and kitchens that clean easily. Washrooms get anti-mould sanitary silicone and kitchens hygienic sealant, food-safe where needed.

Our workmanship is guaranteed for 12 months, in Mastrick as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Why it’s worth doing now in Mastrick

Washrooms shape how visitors judge a building. Visitors notice black sealant before they notice much else. Resealing is a modest task with a very visible payoff. In a tenement or shared city building, water from a failed joint can reach other owners’ property, which makes early repair simpler for everyone. Fixing it promptly keeps repairs small.

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.

Why appoint us

  • Standard and matched colours in many product ranges
  • Colour agreed before work starts
  • Commercial sealant work since 2005
  • Old sealant cut out, never sealed over

When to call us in Mastrick

Daily commercial cleaning wears sealant faster than people expect. Harsh products, abrasive pads and pressure washing break down a joint’s surface and edges, and dirt and mould then get a foothold.

Look out for the following:

  • Open joints at the base of cubicle panels
  • Sealant laid over old silicone and now peeling
  • Washrooms that look worn because of the sealant
  • Sealant stained black around basins and showers

For a store at a site such as Mastrick Shopping Centre, which lies east of Mastrick, the staff room and customer toilets can be resealed in quiet periods.

Questions to ask before you book

  • What site paperwork they can supply
  • Their pre-qualification and accreditations
  • Proof of insurance
  • The named product and why it was chosen

Toilets, showers and kitchens around Mastrick

Mastrick has seven care or nursing homes no more than 2 miles away. In care settings, wet rooms, assisted bathrooms and en suites rely on clean, sound sealant. We plan the work with the manager so residents are disturbed as little as possible. Mastrick is on Scotland’s drier eastern side. Inside, ventilation and use decide how fast washroom sealant moulds, whatever the weather.

For a school such as Northfield Academy, washroom and kitchen sealant can be renewed around term dates. For a hotel such as Sure Hotel by Best Western Aberdeen, which lies south-east of Mastrick, resealing en suites a few rooms at a time keeps the rest available.

On site: what to expect

We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. City jobs in Mastrick typically need parking and loading planned. Tenement closes, shared stairs and factor approvals may also be involved.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. The phasing is agreed so there are always facilities open.
  3. We strip out the old bead and clean off the residue left behind.
  4. We clean and dry every surface so the new sealant can grip.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Before we start on site

  • Share the asbestos register for older buildings
  • Confirm the product named in the specification
  • Agree which areas must stay open

Maintenance after handover

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Include joints in routine washroom inspections
  • Leave signs up until the cure time is over
  • Keep extract fans working and vents clear
  • Note failing joints building by building

If a joint we sealed fails within 12 months, tell us and we’ll look at it. Beyond that, regular checks keep small problems small.

Boards behind panels and vanity tops can swell when water gets past a failed joint. Once that happens, a reseal won’t fix them.

Honest limits

A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be any of the following:

  • Condensation from failed extract fans
  • Loose panels, vanity units or tiles, which need fixing first
  • Water from plumbing, not from a joint

If you’re not sure, just phone 01277 525 020 or use the quote form and we’ll give you a straight answer.

Joints and surfaces we work on

  • IPS panels and cubicles
  • Kitchens and tea points

  • Showers, trays and wet room floors

Common questions from Mastrick clients

Do you take on work at healthcare sites like Woodend Hospital?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

Do hotels near Mastrick have to close for sealant work?

Rarely, if ever. We take a few rooms out at a time. The plan is built around your bookings.

Do you cover Mastrick?

Yes. Sites across Mastrick are covered.

Will your applicators have CSCS cards?

Yes. If you need card details for site access, tell us and we will confirm them with the quote.

Is it OK to put new silicone on top of the old?

The failed bead is always removed. New silicone won’t stick to the old, so sealing over it soon peels.

Do you do washroom sealing in healthcare settings?

We work in clinics, hospitals and care homes. Any records you need are confirmed with the quote.

Can washrooms stay open while you work?

Just the room being resealed is out of use. Rooms go back into use once the sealant has cured, then we move on.
