How commercial sealant contractors works in Aberdeen
Sometimes a split bead is a symptom rather than the cause. A leak near a frame edge can start in the frame, the cill or the cavity, and repeated splits in a movement joint can mean the joint is too narrow for the movement. We look before we quote and tell you plainly if sealant won’t solve it, so budgets go where they’ll do some good. We work on kitchen worktops and splashbacks, washrooms and tea points and floor and threshold joints, and the usual reasons a site gets in touch are messy, uneven beads from earlier work that let the building down and damp patches where an external joint has failed.
Diagnose, treat, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, and a site visit is booked where it helps.
- We work out why the joints have failed and fix a quote for the agreed scope.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.
What affects the price in Aberdeen
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Where commercial joints are in Aberdeen
Across Aberdeen, from Rosemount, Berryden and Ferryhill to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.
Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. Our part is sealing to the specification, whatever the building. Coastal places in Aberdeen often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.
Aberdeen: For a hotel such as Skene House Apartment Hotel - Whitehall (under half a mile south-east of Aberdeen), the colour of a joint at the bar or the bath matters to the look of the room. Sites a few miles apart, such as Berryden Retail Park and Kittybrewster Shopping Centre, can share one programme and one point of contact.
What happens if it’s left?
Before budgeting for new frames, cubicles or worktops, check whether it’s just the sealant. Often the fitting is sound and the joint is the only thing letting it down. Resealing normally costs far less than renewal, though we’ll tell you honestly if the element itself is the problem.
Questions to ask before you book
- What level of public liability insurance do they hold?
- How long is the guarantee, and what does it include?
- How they’ll work around occupants
- Their approach to joint depth and backing
Signs you need commercial sealant contractors
The wrong sealant in the wrong place is a common cause of early failure. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed all let go sooner than they should. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason, and many specifications refer to it.
Look out for the following:
- Layers of sealant, all of them failing
- External beads that have gone brittle and cracked
- Sanitary sealant that has gone black and patchy
- Water staining near frames, panels or ceilings
Honest limits
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- A failed roof covering or waterproofing membrane
- Water from a services leak rather than a joint
- Broken glass or blown double-glazed units
Commercial clients in Aberdeen
As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.
Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.
Aftercare for building managers
For the best life from the joints:
- Check the asbestos register before anyone disturbs old sealant in an older building
- Check sealant as part of routine building inspections
- Keep a record of which joints were resealed and when
- Act on the first lifting edges rather than waiting
New joints need their full cure time before they take water, cleaning or traffic. That time depends on the product, the temperature and the joint depth. Leaving the area closed until then keeps the bead neat.
Each spell of wet weather pushes more water through an open joint. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Catching it at the sealant stage avoids the bigger repair.
Your questions answered
How many days will you need on site?
The duration is planned around your programme and the access we are given. We will give you an estimate of time on site when we quote.
Could the old sealant in an older building contain asbestos?
We check the asbestos register or survey before any old sealant is disturbed. The duty to manage asbestos sits with the dutyholder, and we don’t remove asbestos-containing materials.
Which site documents can you send us?
Let us know your requirements when you ask for a price, and we’ll confirm the RAMS, insurance and CSCS details with the quote. From you, we’ll need the asbestos information for older buildings and any site rules.
Is the old sealant taken out first?
Removal comes first, every time. After that come cleaning, primer where needed, backing and the new sealant.
Can you work to our specification?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.
Can weather delay the job?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
How long will the new sealant last?
Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
