Floor joint sealing in Aberdeen, done properly
It isn’t only heavy industry. Shops, showrooms and trade counters have joints that take trolleys, foot traffic and scrubber-driers, where a gappy, dirty joint looks untidy and snags castors. A neat, flush fill makes the floor easier to clean and look after. If you have failing joints at loading bays and dock doors and brittle joint filler breaking up, we can help, whatever the surface. Looking for mastic applicators who cover Aberdeen? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
In Scotland’s cities, buildings from car parks and malls to university and hospital estates rely on movement joints. Failed joints let water in, and repeated frost then works on the edges.
Every job we finish is backed by a 12-month workmanship guarantee, in Aberdeen as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Construction joints
Day joints vary, with or without armoured edges. If the edges look unsound, we will say so before any filling is done.
Retail and showroom floors
We plan shop-floor work so trading can continue. Tell us your site hours and access windows and we will plan around them.
Slabs, ramps and loading bays in Aberdeen
Aberdeen is within about 2 miles of the coast. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, so a failed joint lets more in and the edges break up sooner. Aberdeen is in the east of Scotland, which is drier than the west. Cold winters and gritting are hard on any yard or deck joint left open. Autumn is a sensible time to seal them.
University campuses such as University of Aberdeen - Foresterhill Campus (to the west of Aberdeen) have car parks, paved walkways and building elevations with movement joints. Schools such as Aberdeen Grammar School have movement joints in their walls and floors that are easy to overlook.

Honest limits
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Damaged or worn floor coatings and screeds
- Wide or random cracking that suggests a structural issue
- Slab panels that rock or move under load
If in doubt, give us a call on 01277 525 020 or email the details over and we will say what we think.

What we’re called out for in Aberdeen
Older fills harden, shrink and crack with age, particularly where cleaning machines and traffic work it daily. Once it has gone hard or come loose, it protects nothing.
These are often picked up first by site or facilities staff:
- Loading bay joints breaking down
- Broken arrises where pallet trucks cross
- Joint fill separating from the concrete
- Grimy joint lines spoiling a showroom floor
At places like Kittybrewster Shopping Centre, 0.6 miles to the north of Aberdeen, joints are sealed a section at a time so operations carry on.
Before you book anyone
- Which product they’ll use, and why it suits the joint
- Do they follow the manufacturer’s priming guidance?
- Proof of insurance
- Whether old or failed sealant will be cut out, not overlaid

Questions we are asked in Aberdeen
Does your area include sites such as Berryden Retail Park, near Aberdeen?
Yes. We cover Aberdeen and the area around it, including industrial estates, business parks and retail parks such as Berryden Retail Park. A few photographs and the unit address let us price the work.
Can you work on a hospital site such as Royal Cornhill Hospital?
Yes. We work in healthcare settings as well as offices and schools. We follow the site’s permits, sign-in and infection-control procedures in every area.
Are you fully insured?
Yes. We’re fully insured, including public liability cover.
What guarantee do you give on joint filling?
There is a 12-month guarantee on our workmanship and the work is covered by public liability insurance.
Do you repair broken joint edges?
Edge condition is recorded when we look at the floor. Damaged edges are flagged up front, so nothing is filled that won’t hold.
Do you work in Aberdeen?
Yes. We take on work across Aberdeen.
How long do sealant joints last?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
Our process
We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. City jobs in Aberdeen normally need parking and loading planned. Shared closes, stairs and the property factor may need to be part of the plan.
- We look at joint widths, edge condition and the traffic on each route.
- A fixed quote follows, listing the treatment for each area and the order of work.
- Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
- Dust is extracted from the joint and primer applied where the manufacturer specifies it.
- The chosen product is placed to its specified depth and trimmed level with the floor.
- We tell you when each zone can carry trucks again and move on to the next.
What we need from you
- Move anything stored against the joints
- Send any specification or drawings in advance
- Send asbestos survey details if the building is pre-2000

Looking after the joints
Cleaning and maintenance staff play a part too. Pass these on to them:
- Treat loading bay joints first if they’re failing
- Record damaged joints with a photo and a location
- Remind operators to lift rather than drag
- Hold traffic back until the product has cured
Ask drivers not to drag forks or pallets along the floor. Steel tines will mark a good joint over time if it keeps happening.
Grit in an open joint does damage every time a wheel crosses it. Filling it ends that cycle while it is still a straightforward job.
