Fire stopping across Wells-in-the-Field

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Do you need fire stopping in Wells-in-the-Field?

Some seals fail because the wrong product went in: builders’ foam or ordinary silicone used to fill a hole. The opening looks sealed but has no fire test evidence behind it and has to be removed.

Typical triggers for a call:

  • Service penetrations left open after M&E works
  • Open linear gaps along the top of fire-resisting walls
  • Snag lists that include open service penetrations
  • Hidden openings found during inspections

Schools such as Whitchurch Church of England Primary School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.

What to look for in a quote

  • How long is the guarantee, and what does it include?
  • How joint depth will be controlled
  • Whether primer will be used where the manufacturer specifies it
  • Their public liability cover

About our fire stopping in Wells-in-the-Field

For main contractors, our fire stopping package slots in after the M&E trades have finished in an area. We work from your penetration schedule or marked-up drawings. Tell us what records you need and we’ll confirm with the quote. We work on linear gaps at wall heads, service gaps in risers and pipe penetrations, and what we’re called in for most is fire-rated sealant that has cracked or shrunk back and seals disturbed by maintenance and left open. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Wells-in-the-Field, preparation and product choice get the time they need.

Barn and farm-building conversions near places like Wells-in-the-Field often combine new partitions with old walls. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Advice

Fire stopping in Wells-in-the-Field: the local picture

Wells-in-the-Field is about 56 miles from central London. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls, and the gaps need sealing with the specified product. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail.

Industrial units on estates such as Ardglen Industrial Estate, 1.2 miles to the west of Wells-in-the-Field, often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal. Halls and meeting rooms at places like St Nicholas' Church sometimes gain new services, and any compartment wall crossed needs the specified seal.

Honest limits

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • Large openings beyond what any sealant detail covers
  • Fire doors, dampers or other fire safety equipment
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly before you book.

Common questions from Wells-in-the-Field clients

Does your area include sites such as Ardglen Industrial Estate, near Wells-in-the-Field?

Yes, sites like Ardglen Industrial Estate are within our area, along with the rest of Wells-in-the-Field. To start, just give us a call on 01277 525 020 or send photos by email with the unit, the joints involved and your access times.

Is Wells-in-the-Field too small for you to travel to?

No. Small places get the same service as large ones. London and every South East county are within our area. Good photos up front let us bring everything on the first visit.

Is the BS 476 change in 2029 relevant to fire stopping?

For buildings in England, Approved Document B removes BS 476 references from 2 September 2029. Products are then judged on BS EN 13501-2 classifications. Scotland follows its own Technical Handbook.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

What do BS EN 1366-3 and BS EN 13501-2 mean?

Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2 as E for integrity and I for insulation, with a time such as EI 60 or EI 120. That rating only holds when the product is installed to its tested detail.

Do you approve fire stopping for building control?

No. Sign-off belongs to the designer or building control, not the installer. We will confirm the product and detail installed, and you can tell us what other records you need at quote stage.

Do the same rules apply to fire stopping in Scotland?

Our work covers Greater London, the South East and every Scottish council area. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor, with proprietary products tested for the end use.

Maintenance after handover

Problems stay small when the joints are checked regularly. Specifically:

  • Flag new cables with no seal around them
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Look above ceilings when tiles are lifted for other jobs
  • Have penetrations checked while they can still be seen

During planned inspections, look at seals in risers, cupboards and voids. Look for cracks, unsealed new cables and gaps that have been enlarged, and report them promptly.

A simple record of seal locations and products helps. It tells the next contractor exactly what to reinstate.

Leave it or put it right?

It is cheaper to seal service penetrations as each services package finishes than to come back for them later. While the area is still open, every opening is easy to see and reach. Converted and older buildings near places like Wells-in-the-Field tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.
