Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.
Fire stopping for commercial buildings in Ifold
On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, call the office on 01277 525 020 or send details through our quote form with the schedule or marked-up drawings. Tell us what records you need and we will confirm with the quote. We work on service gaps in risers, linear gaps at wall heads and pipe penetrations, and what we are called in for most is snag lists that include open service penetrations and old intumescent sealant that has split away. A single leaking joint is often how a building in Ifold first comes to us: we look at the rest while we’re there and tell you what we find.
Smaller places such as Ifold still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.
Every job is signed off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Why deal with it now?
Open service penetrations matter on ordinary days, not just in a fire: they also carry noise, draughts and smells between rooms. The specified fire seal closes the gap for all of these and the building feels the difference. Older rural buildings around Ifold move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.
There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Looking after the joints
Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:
- Record which product was used where
- Settle who seals which penetrations at the start of a project
- Include service cupboards in routine inspections
- Brief every trade that openings they make must be sealed
Never top up a fire seal with foam, ordinary silicone or filler. Repairs need the same product and detail as the original.
Ask every contractor who works in risers or voids to report openings they create. It costs little and catches breaches early.
General trades versus a specialist
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
Questions we’re asked in Ifold
Is Ifold off your patch?
No. Places such as Ifold are covered as much as the big towns. We cover Greater London and the counties of the South East. Where we can, we group nearby jobs to make the most of each trip.
Do you design the fire stopping for buildings in Ifold?
No. Fire-stopping design and sign-off belong to the designer, principal designer, fire engineer or building control. We install fire-rated and intumescent sealant around service penetrations and linear gaps where it is specified, to the manufacturer’s tested detail.
Is colour matching possible?
It depends on the product. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.
Is any job too small?
We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.
How do we ask for a quote?
There are four steps: send details, get a quote, we seal, guaranteed. The first step only needs photographs and a postcode.
Will you come and look before quoting?
Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we will arrange a visit before quoting.
Is the work guaranteed?
Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.
Surface by surface
Linear joints
Head-of-wall joints often have to absorb slab deflection. We use the product and backing the detail names for that movement, along the full length of the run.
Plastic pipes
Plastic waste pipes through slabs come up often. Whether sealant alone is acceptable depends entirely on the tested detail, and we won’t substitute it for a specified collar.
Diagnose, treat, sign off
Before we leave any area, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. If others near Ifold need work, visits can be combined. You will have a fixed quote before work starts.
- First we confirm the product and tested details named in the specification.
- Openings are measured and grouped by detail.
- Improvised fillers and failed sealant are removed.
- Mineral wool or other backing is fitted where required.
- Fire-rated or intumescent sealant goes in around the services and is tooled off.
- Completed areas are checked with you, with the records agreed when we quoted.
Preparing the site
- Have the specification and drawings to hand
- Arrange parking or a loading space
- Clear stock, furniture or equipment away from the joints
Quotes
The quickest route to a quote is a few photos and the site postcode. Send them through the quote form, or phone 01277 525 020 or email a schedule or drawings if you’d rather talk the job through.

What sealant work can’t fix
Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:
- Designing or specifying fire stopping, which sits with the designer or fire engineer
- Plastic pipes whose detail calls for a collar or wrap
- Fire risk assessments, a job for a competent assessor
If you’re not sure, just give us a call on 01277 525 020 or use the quote form and we will give you a straight answer.
Surfaces we seal
- Small duct penetrations where the tested detail allows
- Pipe penetrations
- Service gaps in risers
- Linear gaps at wall heads
- Cable penetrations
- Joints between fire-resisting walls and floors
