About our facade sealing in Ifold

We don’t install glazing systems or replace glass. What we seal are the joints around them: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds with products suited to facade or glazing perimeter joints. The enquiries we see most involve perimeter joints where frames meet the structure and previous reseals run over old sealant, across perimeter joints where frames meet the structure, shopfront frames and stone and brick facade joints. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Ifold is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Construction in and around smaller places such as Ifold is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

Work for main contractors and building owners

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

Aftercare for building managers

Problems stay small when the joints are checked regularly. Specifically:

  • Combine resealing with other works that need access
  • Inspect facade joints on a regular cycle
  • Insist on a full cut-out when joints are renewed
  • Avoid harsh cleaners on facade sealant

If new signage, brackets or services are fixed through a sealed joint, the seal needs making good. Ask the installer to reseal it properly using a matching sealant.

Tie resealing in with redecoration, cladding repairs or other access. One set-up for several trades saves money.

Do you need facade sealing in Ifold?

Sun, rain and temperature swings wear facade sealant down over the years. The bead hardens, chalks on the surface and loses the flexibility to follow the joint, then it splits or peels.

Most enquiries start with one or more of the following:

  • Leaks at window and door perimeters
  • Weathered joints at frame-to-structure perimeters
  • Unsightly perimeter sealant on a visible elevation
  • Patch repairs that keep failing

For contractors building in or near Ifold, we seal to the drawings, the specification and the programme.

What to look for in a quote

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Their pre-qualification and accreditations
  • Is the sealant right for the movement and the substrate?
  • Can the work be phased to keep areas open?

Common questions from Ifold clients

Is Ifold too far out for you?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Can you keep pace with our programme in Ifold?

Yes, we work to the programme and the sequence the site sets. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Do you provide access for facade work?

We agree access with the client at the start. Let us know what access is in place or planned, and the quote will reflect it.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Will you come and look before quoting?

It depends on the job. Simple work can often be priced from photographs, while larger or less clear jobs get a site visit first.

What about RAMS and site documents?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Facades, frames and programmes in Ifold

At about 35 miles from central London, Ifold is within reach of the capital. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, and each scheme needs its mastic sealed to programme. The South East is one of the drier parts of the UK. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, which is why external dates are agreed with the site manager.

When a school such as Loxwood Primary School is extended or refurbished, the mastic package is often squeezed into the holidays.

Honest limits

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Work on the window or framing system itself
  • Providing access systems for the work
  • Render or concrete edges that have broken away

If you’re not sure, just speak to us on 01277 525 020 or email the details over and we will give you a straight answer.

Surfaces we seal

  • Cladding panel joints
  • Coping and flashing joints
  • Shopfront frames
  • Window and door perimeters
  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints

Our process

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes a day or two for a few elevations, and longer where access has to be moved around the building, and we clear our waste as we work. Smaller jobs around Ifold can be grouped with others nearby. A fixed quote is given before anything starts.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Advice

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
