Need fire stopping in Dinnet?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How we handle fire stopping in Dinnet

Opened ceilings and riser doors often reveal service openings nobody sealed. If a specification already covers those walls and floors, we can reseal to it, matching the product and detail it names. With no specification in place, the first step sits with your designer or fire engineer, not with us. Site teams most often ask us about non-fire-rated filler around services and fire seals cut back for extra cables and never reinstated, across pipe penetrations, small duct penetrations where the tested detail allows and service gaps in risers. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Dinnet is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Hotels and care homes around smaller places like Dinnet often have services added during refurbishment. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

A 12-month guarantee applies to all our work. Should something we installed fail, ring 01277 525 020 or email a schedule or drawings and we will come back to it.

When something else is needed

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Fire risk assessments, a job for a competent assessor
  • Signing off or certifying a building’s fire stopping
  • Plastic pipes whose detail calls for a collar or wrap

If you are not sure, just give us a call on 01277 525 020 or use the quote form and we will give you a straight answer before you book.

Surfaces we seal

  • Pipe penetrations
  • Linear gaps at wall heads
  • Service gaps in risers
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors

Why deal with it now?

Sealing behind the M&E trades area by area beats a sweep at the end. While the area is still open, every opening is easy to see and reach and each detail can be checked as we go. Around smaller places like Dinnet, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Resealing early avoids that.

The specified product makes a difference, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Why us?

  • Failed material removed, not covered up
  • Specification-led, product-correct work
  • Over 20 years of commercial sealing
  • CHAS accredited

Questions we are asked in Dinnet

Is a hospital such as Aboyne Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is a smaller place like Dinnet outside your area?

Not at all. Dinnet is within our area. Our area covers all of Scotland, cities, towns and islands alike. Where we can, we group nearby jobs to make the most of each trip.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

Is it fine to apply new sealant on top of old?

No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Is fire stopping in Scotland covered by different guidance?

Our area runs from Greater London and the South East to every part of Scotland. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor, with proprietary products tested for the end use.

Do you have third-party installer accreditation for fire stopping?

No. We are not members of a third-party fire-stopping installer scheme. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. If your contract requires third-party installer certification, we’re not the right fit for that package.

What does an EI 60 rating mean?

The tests are BS EN 1366-3 for penetrations and BS EN 1366-4 for linear joints, and classification is to BS EN 13501-2. EI 60 means integrity and insulation for 60 minutes in the tested arrangement.

Aftercare for building managers

After handover, these steps help:

  • Don’t let anyone top up a fire seal with the wrong product
  • Check risers and ceiling voids after each round of works
  • Have penetrations checked while they can still be seen
  • Brief every trade that openings they make must be sealed

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted, so check the product data first.

Specify fire stopping early on refits, not as an afterthought. Details can then be picked to suit the actual pipes, cables and ducts.

Doing it in-house

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Compartment walls and floors in Dinnet

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, with products tested for that end use. We install fire-rated sealant to that tested detail where it is specified.

Theatres, wards and plant rooms at sites like Aboyne Hospital (4.7 miles east of Dinnet) all have compartment walls crossed by services. Halls and meeting rooms at places like Dinnet Parish Church sometimes gain new services, and any compartment wall crossed needs the specified seal.

Dinnet is about 24 miles south-west of Inverurie, in Aberdeenshire. Across the AB34 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Our Aberdeenshire coverage takes in 179 places, large and small. Aberdeen is covered too, around 29 miles from Dinnet.

Work on service penetrations is covered throughout AB34. You’ll find Dinnet on or near the B9158. Signs you need fire stopping in Dinnet

Some seals fail because the wrong product went in: expanding foam or a general-purpose sealant pushed into a gap to tidy it. It may look closed, but it has no tested fire performance in that position.

Common reasons buildings call us in:

  • Hidden openings found during inspections
  • Fire-rated sealant that has cracked or shrunk back
  • Unsealed openings around new pipes and cables
  • Fire seals cut back for extra cables and never reinstated

Hotels like Loch Kinord Hotel & Restaurant (to the north-west of Dinnet) are refurbished in phases, and each phase can open up compartment walls.
