About our fire stopping in Daviot

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail, not a rule of thumb. We work on joints between fire-resisting walls and floors, pipe penetrations and service gaps in risers, and the usual reasons a site gets in touch are damaged fire seals in risers and voids and fire stopping installed outside its tested range. One point of contact handles commercial sealant work in Daviot from the first photographs to the final walk-round, whether it’s one building or several.

In smaller Scottish places like Daviot, buildings with fire-resisting walls typically include schools, care homes, hotels and health centres. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Aftercare for building managers

Keep the joints in good shape with a few simple steps:

  • Agree the fire-stopping specification before services go in
  • Report damaged or disturbed seals as soon as they’re spotted
  • Keep product data and details in the fire safety file
  • Have penetrations checked while they can still be seen

Once the seals are in, tell other trades they exist and must not be disturbed. If a seal has to be opened for a new service, it should be reinstated to the same detail.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. Then the seal goes in while the area is open.

For managing agents and facilities managers

As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

Building owners and managing agents use us on everything from one building to a spread of sites. Several sites can go on one quote, which keeps the paperwork simple.

Diagnose, treat, sign off

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Travel to smaller Scottish places like Daviot is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.

  1. We start with your penetration schedule, drawings or specification.
  2. Access, permits and the order of areas are agreed with the site team.
  3. We compare every service penetration with its tested detail before sealing.
  4. Foam, ordinary sealant and debris come out.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. Anything outside the detail is reported to you rather than sealed.

Advice

When something else is needed

Honesty saves time and money. New sealant won’t cure:

  • Construction that lacks the fire resistance the seal relies on
  • Fire doors, dampers or other fire safety equipment
  • Deciding what a wall or floor needs, which belongs to the designer

If in doubt, phone 01277 525 020 or send photos by email and we’ll say what we think before you book.

Surfaces we seal

  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Service gaps in risers
  • Cable penetrations

What happens if it’s left?

An improvised seal can look finished while offering no tested performance. The fix is to remove it and reinstall to the detail. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Daviot, a repair visit takes planning, so it’s better to act early.

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

When to call us in Daviot

Some seals fail because the wrong product went in: builders’ foam or ordinary silicone used to fill a hole. It may look closed, but it has no tested fire performance in that position.

Most enquiries start with something like this:

  • Damaged fire seals in risers and voids
  • Fire-stopping items raised at inspection or handover
  • Openings found when ceilings come down for a refit
  • Open linear gaps along the top of fire-resisting walls

Wherever services are added at a hospital such as House Of Daviot Hospital, less than half a mile to the north-east of Daviot, the compartment line has to be made good with the specified product.

Questions to ask before you appoint anyone

Service penetrations in Daviot buildings

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. We install what’s specified, to the product’s tested detail.

In a building such as Daviot Parish Church, any service penetration through a fire-resisting wall should be sealed to the specified detail.

Daviot: questions and answers

How do Scotland’s building standards affect fire-rated sealant in Daviot?

Under Scotland’s non-domestic Technical Handbook (clause 2.1.14), service penetrations should keep at least the wall or floor’s fire resistance duration, using products tested for their end use. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.

Is a smaller place like Daviot outside your area?

No. Places such as Daviot are covered as much as the big towns. We work across every Scottish council area. Good photos up front let us bring everything on the first visit.

Does the weather affect the work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Can the building stay open while you work?

Yes, as long as we plan it. Tell us your site hours and access windows and we will plan around them.

How long will the new sealant last?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

When can you be on site?

We’re in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

Is colour matching possible?

Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.
