About commercial sealant contractors in AB51
Failed sealant isn’t always the whole story. Water at a window perimeter might be coming from the frame, the cill or the wall behind, and repeated splits in a movement joint can mean the joint is too narrow for the movement. Part of the job is telling you when the fix is something other than sealant, so budgets go where they’ll do some good. We work on floor and threshold joints, external facade joints and kitchen worktops and splashbacks, and what we are called in for most is frame mastic that has hardened and come away from the wall and external beads that have gone brittle and cracked.
We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area.
- We begin with whatever information you have, whether that’s photos, a drawing or a list of locations, and a site visit is booked where it helps.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Site hours, access windows and the order of areas are agreed before we start.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.
What you’ll pay
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Local landmarks in Inverurie
Around Inverurie, our work takes us to commercial buildings near Inverurie Academy, West Parish Church and The Gordon Highlander pub and the streets around them. There’s a railway station in Inverurie itself: Inverurie station. Nearby you’ll also find Garioch Heritage Centre (under half a mile east) and Pitcaple Castle (3.7 miles north-west). Not far away are Scroggie Hill.
Commercial sealant contractors across AB51: the area picture
Across AB51, from Inverurie, Garioch and Kemnay to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote.
Our area covers every Scottish council area, AB51 included. Longer journeys are planned so each job is done in one go if at all possible.
Inverurie: Offices and shops close to stations such as Inverurie station, under half a mile to the east of Inverurie, tend to be busy all day, so sealant work is planned around opening hours. In hotels such as Strathburn Hotel (0.5 miles west of Inverurie), refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.
Leave it or put it right?
Putting off a reseal usually moves the cost rather than avoiding it. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, and the bill then involves other trades. Dealing with it while the damage stops at the bead is the cheaper route.
What your quote should include
- What level of public liability insurance do they hold?
- How the existing material will be dealt with
- Will RAMS and insurance details be available?
- Are they CHAS accredited or on Constructionline?
Should maintenance staff do it?
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
Different surfaces, different methods
Washrooms and toilets
Black sealant in a toilet block is normally beyond cleaning. The lasting answer is removal, preparation and a new sanitary bead.
Movement joints in walls and floors
Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. When the seal fails, debris gets in and the joint stops working. The new sealant is chosen for the movement and, on floors, the traffic.
Cost factors for sealant joints
We price every job individually. The things that drive the figure:
- Joint width, depth and condition
- Location, for remote and island sites
- Whether old sealant has to be cut out first
- The site’s rules and procedures
Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.
What we need to price the job
A few photos plus some basic facts will normally do. Please tell us:
- A wide shot and a close-up of the area
- Whether the building will be occupied during the work
- When you need the work done
- Specification clauses that apply
Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. For smaller jobs, photos and a description will do.
What sealant work can’t fix
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- Walls or slabs moving more than any sealant can take
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
- Broken glass or blown double-glazed units
Questions about AB51
How long do sealant joints last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
Is AB51 in your area?
Yes. We cover AB51, and the simplest way to start is to give us a call on 01277 525 020 or send photos by email.
Who decides which product is used?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Is the old sealant taken out first?
Every failed bead is cut out completely. New sealant can’t grip the old bead, so laying over it never lasts.
How soon can the area be used again?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.
Is your work guaranteed?
It’s backed by our 12-month guarantee. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.
Will you just go over the old sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
