Fire stopping for businesses in Old Rayne

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Owners, agents and contractors

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Fire stopping in Old Rayne

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. We work on cable penetrations, small duct penetrations where the tested detail allows and pipe penetrations, and the failures we’re asked to look at most are fire-stopping items raised at inspection or handover and hidden openings found during inspections. A specialist sealant contractor works differently from a general builder: in Old Rayne, that means joint design, primers and backing rod as standard.

Refurbishments in small hotels, schools and care homes around places like Old Rayne can leave gaps around new services. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

We sign every job off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

When to call us in Old Rayne

Head-of-wall joints and wall-to-wall junctions are frequent weak points. Deflection and building movement can open these gaps, and a product not tested for that movement may crack. Linear joint details set a width range and movement capability, and the seal has to sit within them.

It’s worth sending us details if you spot any of the following:

  • Fire sealant pulled out of the opening
  • Snag lists that include open service penetrations
  • Open linear gaps along the top of fire-resisting walls
  • Damaged fire seals in risers and voids

For a unit at a site such as Insch Industrial Estate Advanced Factories (2.7 miles west of Old Rayne), new power or data runs between office and warehouse can breach a compartment wall.

FAQs: Old Rayne

Will you take on work at estates like Insch Industrial Estate Advanced Factories, close to Old Rayne?

Yes. Our area takes in Old Rayne and its surroundings, with estates and business parks such as Insch Industrial Estate Advanced Factories included. Send details of the unit and the work through our quote form for a quick quote.

Which Scottish guidance covers penetration seals in Old Rayne?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

Will you come and look before quoting?

It depends on the job. Simple work can often be priced from photographs, while larger or less clear jobs get a site visit first.

How do I request a quote?

You can use the quote form on this site; alternatively, call the office on 01277 525 020 or email the details over. Photos, drawings or a joint schedule help us quote quickly.

Can the building stay open while you work?

In most cases, yes. Phased work can be planned so areas stay in use, with each area protected and signed.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.

Different surfaces, different methods

Linear joints

Head-of-wall gaps, slab edges and wall junctions are linear joints. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers and the installation has to fit inside those limits.

Drylining partitions

Plasterboard partitions are tested as a specific construction. The sealant detail has to be tested in that wall type, with the stated board layers first.

Our process

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself normally takes a single visit for a short list of penetrations, or a phased programme for a whole building, and we clear our waste as we work. Where we can, we combine work around Old Rayne with other jobs nearby. Tell us how flexible your dates are.

  1. First we go through the drawings, schedule or specification for the seals.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

What we need from you

  • Warn occupants and staff about the work
  • Point out any areas we must not close
  • Send asbestos survey details if the building is pre-2000

General trades versus a specialist

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

After the work

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Report damaged or disturbed seals as soon as they’re spotted
  • Include service cupboards in routine inspections
  • Arrange inspection before areas are covered up
  • Put resealing into every M&E and fit-out package

Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted, so check the product data first.

Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open.
